My family owns about 35 properties and we like to pride ourselves as being one of the few "Fair" landlords.

It pisses me off to see landlords - ESPECIALLY corporate property management companies - unfairly "ding" their tenants. We only charge for fixing what falls outside of "normal wear and tear" and we always obtain heaps of photo evidence before any work is done, so there is no contention.

Lots of landlords try to get tenants to pay for new carpeting. This is ONLY applicable if the tenant has occupied the premises for a period of less than one or two years depending on regulations.

Things that we CAN ding you for are the following:
- Holes in wall / ruined paint
- Physical damage
- Excessive soil
- BROKEN BLINDS/WINDOWSHADES. For the love of God, STOP RUINING THE BLINDS. They're expensive to replace and always result in tenants bitching at us for charging them. Don't have your stupid mini-you's (read: rugrats) pull on these things because they break. Not our fault.
- Anything not considered normal wear and tear. Don't try to pass off a cracked window, broken cupboard, or missing light fixture as "wear and tear" because it's not.

Best defense for tenants:

TAKE LOTS OF PICTURES WHEN YOU MOVE IN AND THE EXACT SAME ONES WHEN YOU MOVE OUT.

If there's any contention, you can just show the before/after pics and tell them "it was like this when I got here"

Personally, I do all the picture taking pre- and post- tenant so I have my own evidence as well, because we make sure our apartments are 100% before renting them.

I learned much from my college experiences.
I dated a girl who was going to room with two other girls in a house. I came over when the agent was there for them to sign the papers. I brought along my lil sun 600 camera (polaroid) and plenty of flim. I suggested to her earlier that everyone wlak through the house and exaimne the things that were worng with the house before signing. I started to take pics of the damages (carpet discolorations, holes in wall. broken kitchen cabinets, etc.). The agent was very huffy and said she was in a hurry and that they didn't need to take pics. But she stayed to collect the checks and the agreements.

When the girls left the next year, the rental company kept all their deposits ($500/each- $1500). They had the pics and the items on the agreement forms and marched down to the company. They got their checks when the manager saw the pics and learned that one girl now worked for a local TV station (the one that has the local troubleshooting investigator).

My gripe about the whole thing is that rental companies now expect that all the time and we have to almost resort to legal action to get our money back.

I lived in Greystone! Graduated in 2001...nice place to live. Cant remember how much for the deposit we got back, however.

hmmm, your math is just as bad as the manager! How did you come up with close to $1000+???

Woah this is freaky... I have the same name as you, I did the exact same thing (took photographs of my apt after cleaning it in case they stiff me off the deposit), and my apt looks kinda the same..

It's not the money... it's the dishonesty. Trust me, if you've had the displeasure of dealing with her, your blood would just boil at her manner.

Wow, Tanglewood's that bad?

Hmm, that reminds me, gotta contact my roommates last year about the cleaning deposit. Given that they dripped hair dye (why the heck do girls dye their hair?) and paint on the rug, most of the cleaning deposit should be coming out of their pockets. We agreed on that, and I have good roommates. :)

I'm positive that she is just taking your deposit for her own use. Her contraction about having to contact the regional office, and then letting you "off the hook" without doing so is a huge clue.

If I were you, I'd contact the regional office. Tell them that she seemed a little elusive on the whole issue, especially in terms of contacting them... Suggest they may wish to check their records to see if you had originally received your deposit back. Also, let them know you never got the previous deposit; see if their records match that. My guess is that she's embezzling the deposit money from the company.

they pretty much have to clean the carpet so I'm affraid your shiznit out of luck, unless you cleaned the carpet yourself. (I mean steam cleaning or professionally cleaning it, not just vacumning)

Nice job. Better than the "buttering up" cleaning I did at my place to get all my deposit. Found a cheapie carpet shampooer, rented a rug doctor, cleaned up carpets for $40. (Though it has been 2 yrs since it was clean, and it was the cheapest carpet money could buy.) Everything was 409'ed or sprinkled in comet and scrubed.

But your tub has some stains, I can see a small loss there unless it was there already.

I've had a few run-ins with landlords about the security deposit.

My wife used to be (before we had kids..heh) super anal about cleaning. So our apt was always spotless. We moved out of an apt once that was privately owned/managed, and my wife went over it after we got our stuff out. Wow. It looked way better than it did when we moved in a year before. Even the carpet looked new.

Owner tried to tell us he spent "16 hours" cleaning! Riiiiiiggttt...

Funny thing is the guy only charged a $100 security deposit. So even if we had left the place trashed, he would only have $100. What a dork.

I know where she is. I told her that I'd better see the rest of the deposit ( I still hold the $235 check) in 7 days or she can kiss a lot of her time goodbye in the form of a small claims case.

Actually, your landlord is supposed to pay interest on the deposit too (at least in MN).
