LOL, what EXACTLY is he trying to stiff you with (whats his excuse other then being a fat disgusting slob who steals peoples money?) that is THE CLEANEST appartment I've ever seen.
She has been known to falsely accuse tenants of late payments (I have experienced this first hand and so have my neighbors). Not to mention we transferred to this apartment from another apartment within the complex, and she took our entire deposit during that move. It definitely wasn't as clean as it is this time, but then again it wasn't far off. Basically, I don't trust her one bit and neither do any of my neighbors. I swear if one penny gets taken off my deposit, I will cut her

I lived in Tanglewood on Cowell on Research park.
Thanks to everybody for the kind words... I'm pretty proud of myself for sticking it to the manager.

Wtf is wrong with your toilet? Is that foil?
I'm positive that she is just taking your deposit for her own use. Her contraction about having to contact the regional office, and then letting you "off the hook" without doing so is a huge clue.

When I move out of my apartment, I will be having my grandmother clean my apartment (in addition to myself). She IS a professional and has done this her entire life. The only thing I am worried about is carpet stains. There are a few spots on the new (extremely cheap and ugly) carpet.

Luckily for you that 12 sq ft. apartment can't be too expensive to recarpet =)

My family owns about 35 properties and we like to pride ourselves as being one of the few "Fair" landlords.
It pisses me off to see landlords - ESPECIALLY corporate property management companies - unfairly "ding" their tenants. We only charge for fixing what falls outside of "normal wear and tear" and we always obtain heaps of photo evidence before any work is done, so there is no contention.
Lots of landlords try to get tenants to pay for new carpeting. This is ONLY applicable if the tenant has occupied the premises for a period of less than one or two years depending on regulations.
Things that we CAN ding you for are the following:
- Holes in wall / ruined paint
- Physical damage
- Excessive soil
- BROKEN BLINDS/WINDOWSHADES. For the love of God, STOP RUINING THE BLINDS. They're expensive to replace and always result in tenants bitching at us for charging them. Don't have your stupid mini-you's (read: rugrats) pull on these things because they break. Not our fault.
- Anything not considered normal wear and tear. Don't try to pass off a cracked window, broken cupboard, or missing light fixture as "wear and tear" because it's not.
Best defense for tenants:
TAKE LOTS OF PICTURES WHEN YOU MOVE IN AND THE EXACT SAME ONES WHEN YOU MOVE OUT.
If there's any contention, you can just show the before/after pics and tell them "it was like this when I got here"
Personally, I do all the picture taking pre- and post- tenant so I have my own evidence as well, because we make sure our apartments are 100% before renting them.
