All I read was "I'm going to stick it to my stepson I hate and do something illegal while I'm at it..." You do realize that usually doesn't end well; Actually, it usually ends with a newpaper artical posted in ATOT that we all laugh at so please proceed with your cleverly thought out plan.
 
I'm glad to hear he's on his way out. My good friend (21) has been living with his parents doing not much of anything since he graduated from college in June 2008 and I hate to see them enabling him while he makes half-assed attempts to find a job (and not even one that uses his degree). They actually did something similar to you, redo a room to turn it into a master suite. However, he then moved into their old and extremely nice bedroom.
 
$20 says he will still be there next year at this time

$10 more says Mrrman will have bought the deadbeat a brand new spanking PC to play the latest games on his 20mbit connection is his luxury basement suite (lest mrrman gets turned into the IRS).
 
You better hope he's not smart enough to turn you in for code and tax violations.

Probably a more likely scenario is that the renter will figure out what is going on and turn him in or demand a kick back.

That's a pretty depressing view of your wife's son. You aren't much of a role model I'm guessing.

I have 2 sons of my own and they are great...this guy is just a leech as I married his mom early this year and he was still living at home doing jack...I really dont give a shit about him and that has been expressed

Rent isn't tax deductible with the exception of a few states that permit renter's credits...


there are no issues selling a house with illegal suites...they are all over the place

Not sure where you live, but around here, not only would a buyer not be able to obtain financing with unpermitted construction, the county would probably make you tear it all out.

How does your wife feel about you not giving a shit about her son?

Which is not to say that he shouldn't be kicked out - your attitude toward your step-son is what's weird, constantly referring to him as your "wife's son," plus all of the other hostility.
