I was under the impression that even Texans hate Dallas. especially those that are native to Dallas.

While I would not want to live inside the 635 ring, the burbs of Dallas (northern) are not bad. Frisco and Plano are nice. Allen is pretty decent place.

Depends where you are on the 1%. If you're in the lowest rung of 1%, that's still only $380k, which means if you buy a house that is maximum 2.5x yearly income, that still places you in housing that still looks middle class (2-3 bedroom, 1-2 bath, 1000-1600 sqft).

There are some nice areas inside the loop. Some of the high rises downtown, Turtle Creek, Preston Hollow, the Park cities (where I grew up.) Plano is alright, but most of the suburbs north of that are crowded so badly that daily life is tedious. Traffic in Frisco, Allen and McKinney is worse than in Dallas proper. If you want to go eat at Chili's, you've got to wait an hour.

Some of the more distant suburbs to the west are nice, like Grapevine, Southlake, Colleyville, & Trophy Club. I own a home in Colleyville and was commuting to Plano every day for several years before I joined the Army.

Overall there are a lot of great places to live in and around Dallas, and there's so much to do. I miss it a lot.

While I do agree that some areas inside the loop are nice such as Highland Park and University Park, I don't think working stiffs like us can afford to live there, decent houses are much much more than 200K there for sure.

Southlake is good but too much pretendious IMO, especially about their Dragons football team. Grapevine? not sure about that except the outlet mall. I do agree about the traffic in the northern burbs, DART is still working on the expansion plan.

So the easiest almost assured path to becoming a 1% is to go to medical school or law school. However, there's a big difference between the lower half of the 1% and upper half of the 1%. What's interesting is that the top 20% control 85% of the wealth. If you have a combined income of $100k, you're already in the top 15%!
