What do you guys think of this condo?

Jesus Christ, 214K for a studio apartment? They look nice and all, but damn. I guess that's how much you have to pay to live in the city like that. Where I live 370K will buy you a 4000 square foot house on 2+ acres of land.

Yea the prices do suck, but it's a pretty nice area and virtually close to everything. Cities biggest park, one of the coolest neighbourhoods, the lake and lakeshore, the subway, the GO train, the streetcar. Everything is minutes walk away. The studios are like 600 square feet :S

Well they are promoting themselves as a really green building. They have somethign on the roof that collects rainwater. Garden on the rooftop where you can plant stuff. Nice gym/fitness area on a high floor with glass windows looking towards the lake/city.

Heh a studio apartment in my area (SF Bay Area) comparable to that costs at least 550K.

Compared with the time you spend looking after a house and land it's a decent deal.

370 k is base price for the 2 bedroom ones, but the larger/high floor ones are 400 k +

I'm pretty sure the 3 bedroom ones are 500 + easy.

For a condo in a big city? THat's a damn good price. Is that considered a "down market" price? What would that condo have gone for 2 years ago?

Folks need to realize that city prices will always be much higher than rural or even suburban prices. To put things into perspective, consider that this condo would probably go for $600,000 to $1.2 million in NYC (even now), $500,000 to $1 million in Boston, and even in not so amazing suburbs of both NYC and BOS, standard single family homes start at $300,000. If we were talking 2 years ago, double those prices.
 
I drove by the sales office on King a few times, very nice area, just outside ground zero of gang shootings, druggies, drunks, club-fights). Only a few blocks from the lakeshore and any thing above the 5th floor should have a very nice view across the lake; no island airport to stare at. Studio for $214k is hefty alright, but for the area, pretty damn worth it.

Think if you held off a few months, the price will be lower? Hearing nightmares about people with downpayments and they stopped building right after doing the foundations and retaining walls.

SF, sure. In Berkeley you can get a "decent" 2 BR house on land for 500k. Well, that's this year, anyway....

That's mostly just a rib on Canada - I've been just twice and had a great time both times. It's just too far north for me.

I'm moving out of St. Louis eventually, and when I do it'll be both farther south and closer to an ocean. Toronto doesn't fit either of those bills 😛

Yea Parkdale is pretty close to there and that's gangsta. But I like it, seeing real people and the big momma's give me a sense of comfort. I was talking to one of the sales people there today, obviously they said prices are going to increase, but I am sure it's BS 🙂

So far it's 30-35 % sold. I'm thinking about getting a place in the next year or so, so just exploring options for now. Although I do love that area <3

Not sure how much the down market has hit here. I do know prices did fall a bit but people are still saying homes are going for a shitload. A freestanding house in a good area of Toronto will set you back $ 500,000 easy, and if it's closer to downtown or a really good area they pass $ 1 mil marks.

Condo's are hefty too, with the lakeshore ones 600-700 k for 2 bedrooms. This one is a bit cheaper because A. It's being built B. It's out of the downtown/lakeshore areas but both are very close.

My aunt bought a condo last year in a Toronto suburb, 1 bedroom for 170 k. This condo compared to hers is definetely a good deal.
