That's mostly just a rib on Canada - I've been just twice and had a great time both times. It's just too far north for me.

I'm moving out of St. Louis eventually, and when I do it'll be both farther south and closer to an ocean. Toronto doesn't fit either of those bills :p

That looks like a decent place! I might think about it myself. I like the look of the building more than a lot of what has been going up lately.

A sibling just moved out this past weekend. With a steady job, out of university 5 years, she decided to rent a basement apartment. That's right, with all her savings, she decided to rent a shithole; I helped her move Saturday, and a parent who saw it is disparaged and depressed seeing her daughter live in something like that. I can't believe that she couldn't afford something like this.

King/Spadina is alright, I used to work at a club not too far from there. This place is right next to Dundas west station, right on bloor/dundas. Not sure if we are talking about the same building. Their main sales office is where the old Joe Mercury's used to be.

Not sure what the downpayment is, all I know is that if you have 20 % of the price you will get a loan at the bank no problem. I'm sure you could get a loan with less though if you have good credit.

Yea lot's of people that finish univ and have pretty descent jobs live in shitholes. The reality of that is that living on your own is expensive. I still live with my parents, even if I bought this thing I would still probably rent it out, or a room, to help with the payments.

Yup, there's a lot of garbage going up all around, everything looks very similar, this one is unique. I hate the condo's downtown near the Rogers center. The condo's near the lake around park lawn are pretty nice but I wouldn't live there, reason? Sewege plant. It smells like shit there sometimes, and I wouldn't pay 500 k + to live in a place that smells like shit.

Woops, I thought the sales office or one of the huge sales advertisements I saw was closer to the downtown core than it really is. Finally checked a map, and wow, that is not a bad area at all. Right by Highpark, only a kilometre from the lakeshore. I drive on the Queensway to Costco around there pretty often, and love that area. You even have a No frills close by with beaucoup parking at Dufferin Mall a few blocks away.

Not sure about the railroad racks though...

I have a cousin that just finished 6 years of univ and is working as a waitress at sunset grill. She's renting out some portion of a house with her bf. Ppl make pretty dumb choices.

But year that area is awesome. You can walk or bike it down to lakeshore and ride all along the lake in either direction, cherry beach, harbourfront, park lawn, etc. High park is nice too. The railroad tracks are a bit annoying, but I am not sure if freight trains go through there. It depends where your balcony would be facing too, if you were facing the lake or high park you wouldn't hear much.

You also have the Annex close by, and bloor west, not to mention roncesvalles the Polish area right down the street. King street car too which is awesome if you don't want toe subway, college streetcar also. The location is just killer.

I am pretty sure I'm going to put down a deposit in the next few months. This things an investment.

A 2 bedroom in non dense parts of the city runs you 1200-1300 per month. That area and condo I would say around $ 1400 per month if not more. For a 400 k suite it's mortgage would probably be like 2500 or something. Not sure though. It would cover a big chunk of it.

Neat exterior design, but a lot of the floorplans just look stupid to me. Bathrooms at odd places in relation to bedrooms, kitchen in odd areas, etc. I could make it work but not sure I would ever want to pay that much for so little.

Check out G36 on the 2 bedroom + studio page. Go to "Views". I love the layout of that one, and the views are insane.

Looks good to me, but like others have said, the style isn't anything particularly interesting. That's a pretty reasonable price from what I can tell, but I don't know the Toronto area. In Atlanta, that's pretty reasonable.

Location, location, location.

That is most important piece of the puzzle in any real estate deal. The cost of material for a house is relatively similar all across the nation, it is the location of the land that makes up the rest.

215k Canadian for a studio ain't nothing, the same thing in coastal cities can easily run between 350k to 500k even in this market.

If you can afford one, 2+ bedrooms. Definitely do not buy a studio.
