Finally closed! It's split already; into a 1.8 acre plot (that the house is on) and 18.2 with a good 14 off slope and easiy planted.

The old owner disced it into oblivion so the first step is to disc again and then plant some heavy clover and bring up a few dozen truck loads of mint slugs.

Got it for $103,000 because there isn't a railing on the large deck and the well needs another 100' drilled in (about $2000).

Yous a gintlemin farmer now Rogo...

well, I'm not so sure about the gentleman part...;)

Good thing you have a decent job so you can afford your "hobby farm"...

What's next on the agenda? Does the house need any work before winter sets in? As I remember, that area gets pretty cold, with lots of wind and drifting snow...

Wow nice.

I spent age 7-17 living on farms in the country (so i consider it where i grew up), & every single time i see pics of wide open spaces or country houses, i get this :) feeling.

Might be a while, but i'm pretty sure i'm gonna end up living back in the country someday...just in the blood i think.

I'm having a little problem with the people I bought it from. The closing process took an extra two months so they lost a house they were planning on buying, sooo, I may have to let them stay in it over the winter (they will have to pay rent though :)).

The plan was to winterize it and shut it down tightly before winter hits, but with this development I may just rent it.

Thanks for the postive posts n7, batti, and boomer :)

So you have a computer shop but you wont have internet if you move into that home? Yowza. Love the location, grew up in the plains of Nebraska so I completely understand the peace of being away from it all. Hope you get the place eventually!

There is a very deep solidity of psyche when one grows up 'in the country', especially when the topology is vast with neverending skies. I've lived in many places worldwide, and this particular place is where I feel at home.

Have you any pictures of Nebraska? I've never been there.

I'm decided that rootstock from a local vineyard (white heron cellars) will be what I plant on five acres of the south slope drainage of the property. The irrigtion system is something I'll have to research. There is another 10 acres that is very fertile and should produce many bushels of spelt/red grain.

The original owners haven't found a place to live so I've been forced to charge them 'rent'. I've decided that they will only have to pay $500 per month until March.

wow that's generous of you, I am sure your mortgage is more than that, right? Are they going to be helping you out with any work around the place?

Ugh... I'm sure you love it, but I'd die from lack of trees. I'd take my parents' 80 acres of forest in northern Minnesota over that in a heartbeat.

I'll be receiving a decent 12 row planter and a 20' bayliner cabin cruiser for some of rent. The morgage payments are $589 per month.

KillerCharlie, I'm sure you love trees, but the desert is a place that feels more at home than acres of 4th growth trees.

It is an adventure, and one that is viable for homemaking and childraising.

It's strange, I've been looking at a cookie cutter home to live in as I work at Yahoo!. This property is a little to far away to commute.

I've researched AHO homes in the area and they are affordable and well built.

Rogo...are you going to put up a row or 2 of trees for windblock? IIRC, the wind tends to blow pretty good in that part of the state...besides, trees add a nice feel around the homestead...:D

Survivorman is your brother?? Can you get me his autograph? Or if I photoshop a picture of him kicking Bear McReary's metrosexual ass, can he sign that?

I've been researching windbreaks and have found a good site for buying trees (oly).

Throck-my brother is the 'surivorman' of my family, not the dude on the tv show :)

The mortage is a fixed 30 year 6.0. The mortage payment is $586.

The original owners found a new home in coulee city so they'll be off the property by the middle of october.

I plan on spending weekends there doing work on a windbreak, site prep for a new straw bale structure, and rootstock plantings for a vineyard.

I'll have more pics of the property soon too :).

Thanks for the positive posts everyone!

This property goes well with the neo-nazi deaths head t-shirt from Walmart, a little paint, and some shrubbery, and this place will make a great Aryan Nations compound.
