What about the angle that for the same monthly expense, for example $3000, she can 'rent' a nice apartment in NYC versus owning a mcmansion in NC, therefore starting equity.

It looks like both are a wash...I am betting with a smart head in NYC your sister could stretch the dollars more though.
There is not much else to do here, especially for someone who is single, compared to NYC.
