I think the girl and I may take a flight to that area in the future to check out the neighborhoods and such. Housing in that area is just unbeatable. Yes, we would be far away from home but we could live like kings :)

I forgot to add my oldest brother lives in NE oklahoma huge spread cheap in wagner county. Great hunting and fishing.. I go at least 2x a year. Very nice people.

Well I've seen acre go for less than $1,000 in the Tenn boonies so maybe 200-250k? I'm actually looking to pick up some land in TN, NC, SC, GA, or AL. I'm only looking for about 50-75 acres. It doesn't get much cheaper than TN.

people say thewre are jobs there? My medical device engr job surely wouldnt exist there, and if it did, my 70k would get maybe half that.

Maybe true but think of this. Your home could be paid for, your cars will be paid for, all of your bills will be paid for and then you will have more money in your pocket every year, more then you have now where you are at because everything has been paid and less out of pocket every month ;)


I have seen people come in here and talk how thier home value had doubled since buying thier homes they are in now. If they were to sell the home they are in, pay off the bank and buy a simular home here for pennies on the dollar could take what was left over from thier home sale after buying a home and land out right and take care of all thier bill and RETIRE right now because they could actually afford to live off the intrest that was left.

Think about it. Your home you bought at $300K is worth now $600K. Sell it. Buy a home here for say $100K better and more land then what you have now. Pay every bill and car payment off and invest the other $150K. I have shown that I am at under $1K per month for a family of four because everything is paid off that we have. I am sure with your smarts could take that $150K and make it work for you to the point you wouldnt have to work another day in your life and everything you have would be paid for. No more traffic, no more smog, and have a better life for you and your family. It is what I did and you can too :D:D:D

Are you sure about that? There are several medical device companies in Memphis. Smith and Nephew has openings now I believe. They have an Orthopaedics plant here. As far as $70k, it can be made. I am making right around that in the IT field.

Also, TN isn't as racist as everyone is saying. I have been all over the south and the most racist state has to be MS, but you are going to find racist everywhere.

I have my eye on Costa Rica coast for my retirement. But that's still ways off. I still have good 20-25 working years left in me.

Yes and as far as rasist go back in Hammond and Chicago it was 100% more rasist there then here from what I have seen so far.

I am 23 miles northwest of Nashville and a 2200 square footer goes for $180,000 plus. Funboy is 2 1/2 hours from me, but I may not mind being his neighbor for that price!!!

Well, I thought I'd get all smart and find hate crime statistics to try and support/refute what has been said here. I did just that...


First, I headed to the Uniform Crime Reports site:

Then finally to the report broken down by state:

I took the basic state hate crime stats and divided the state population by that number to try and get a better idea of how each states' statistics stacked up...

The excel data won't properly format here, so I'll just paste the basic number. What I find incredibly remarkable was that only 2 hate crimes were reported in Miss., and just 3 in Alabama. Obviously much more than that is occuring, but simply going unreported. Maybe someone has investigated this much more thoroughly in the past, I'm certain it must raise red flags.

In this list, a high number would be good (i.e. - only 1 hate crime for every ~150,000 residents in Wisconsin). Some states ranking poorly could certainly be anomalies related to their considerably low population (see: Vermont, Alaska) Anyway...here ya go...in the end, this probably doesn't make things any clearer! Sorry. Way to go New Jersey.

I'll agree with you. When I was growing up, California was a really racist place. The KKK was everywhere and they would roadblock the roads. One of the leaders of the skinheads was on my debating team in high school. It's not so bad here now, I don't get spit on more than once or twice a month now. The most racist place I've been to lately has been Colorado.

I'm thinking about buying one of these houses just because it so incredibly cheap. You could get 100 of them for the price of just one house in california. Hey, maybe I could just buy the entire town.

Lots of folks don't understand the low cost of living & high quality of life that can be had in the South; I live about 20 minutes north of Mobile, Alabama (on the gulf coast). I live in a 3br/2ba 1430sqft house with detached 2 car garage + shop that we paid $86k for. Mobile has pretty much everything you could ask for as far as stores go. Life is good here in Dixie. :)

Would love to buy a house for my parents that they can just relax but the racism is what I really worry about.

I was spoiled and raised in the bay area so TN would be umm...different. :)

Question for OP. Is there any sort of rental market in Dyer? If I bought one of these houses, could I say rent it out for $300-$400 a month?

Jason, yes I'm serious. Nicki and I were talking about it this evening. Our only precaution is work. Combined we'll be making upwards of 100k here in Bellingham. For the move we want to be making around that. I'll do some more research on the community, job outlook, and such and see what results I come up with. We love the thought of living a slower lifestyle in which, when we do plan to have children, we can actually raise them and not just afford them. Both of us want to be able to work our 40 hours and be able to come home when the children get home from school and be the parents they need.

I was working in WashDC before my assignment to Kiev and later retirement. I was making some $150K and my wife was making some $35K in DC. After our assignment to Kiev (3 years), I retired to Gadsden, AL in 2004. Our quality of life is three times better here on my retirement income ($65K) than it was in DC and that was in 1995 - 2001! Another issue for me that is never mentioned in the so called quality of life surveys is the propensity for nuisance traffic and other tickets. In DC I kept my criminal and civil attorneys telephone numbers programed at all times and used them about twice a year. Here, I haven't had the need for either in two years! We were renovating a property in Georgia and I got the first speeding ticket that I had gotten in years. After that, I got a radar detector and kept it on. It was constantly going off while in Georgia. Once we crossed the border back into Alabama, it went silent (except for garage doors) and has been relegated to the glove compartment. Cops here in Alabama have better things to do than write nuisance tickets and that is a major quality of life issue for me. Cops should be protecting the public, not collecting illegal taxes while ruining the insurance rating of the citizen!

Your Utlities are pretty high, undoubtedly due to cold winters and sweltering summers, no thanks' Since I been to TN to visit my relocated So Cal buddy, I know that to be the case.

hmm the wife really wants to be in TN. yet i just started climbing up in management in casino in arizona. want to become a dealer (good money in tips) and like the work environment. no casinos in TN though, maybe retirement there or a state around there. lived in SC for 7 years in late 90s early 00s but wages were bad (in high school). i remeber when we got our walmart upgraded to super it was a big issue. we'll see what happens...
