The OP is from California - and I'm assuming that the tenant is in that state, too.
With that being the case, I'd figure a bit higher for the job. $250 - 260 is more realistic.

the duplex is in stockton, ca. i guess i have to go do it myself. i don't think it worth to pay so much for a plumber
