"A month after they're gone" is brilliant for dealing with whomever moves in, but, ASK FOR THIS OFFER IN WRITING!!!

Mere words aren't worth the paper they aren't written on.

Plus, push for an agreement to break your lease if the bozos downstairs escalate in any way.

QFT when I was renting I made sure of a few things (doesn't work in cookie cutter apartments). There are pros and cons of this though, if you choose my way make sure your landlord is fair.

When I went from homeowner back to apartment living I sold off my Klipsch Academy...it was fucking years to replace it at a fair cost.

I never really thought to ask for it in writing, as the property manager seemed generally concerned and gave us her cell # as a "call me in case" thing. Now go ahead and call me a sucker :)

We may get burned, and if we do I will definitely be involving a lawyer, but the property manager for lack of a better term talked a VERY good game.

When we went in we thought the problems with the downstairs neighbors were in our own "little bubble" where we thought we were the ONLY ones being, for lack of a better term, targeted from our downstairs neighbors. Once we found out they were chronic "bitchers" we figured out every time they called a non-valid complaint about us they were most likely just trying to get something on the record to attempt to get free rent out of the complex.
