That place could actually be quite profitable tbh... rent rooms at a decent but not super expensive rate, like maybe $120/night, and then run the trailer park and get money off lot fees.

Keep the place in half decent shape to make it semi attractive to clients and for the meth labbers and dealers, demand a 5% cut in profits and that they don't cause anyone trouble or you call the cops on them.

...these aren't people that actually have a lot of money to pay whatever rate you give them. And if they can pay, no matter what "rules" you establish, they are bringing in and doing lots of criming to pay your fees.

Was going to mention that too, need to have an hourly rate as well. $15/hour or $10/hour if you pay in cash or meth at fair street value.

Sad new today. Former Zappos CEO, Tony Hsieh, died yesterday after suffering injuries from house fire while visiting his family for Thanksgiving in Connecticut.

i drove out there to visit kitty hawk a few years ago and honestly do not get the appeal of outer banks north carolina at all.

build a mansion and have it get torn up by storms and hurricanes in 10 years. fight with insane traffic during the summer. not a lot to do, no easy access to anything.

and why did they name it little tim island if it's bigger than big tim island?!?!?

The Outer Banks are always changing. The islands are always just one storm away from being Big and Little Tim Shoals.

Over here in the Puget Sound, islands are stable rocky affairs. They stay as you see them year after year. I still don't want to live on one. The idea of an 8 hour ambulance ride is a big turnoff.
I'm not afraid of dying, but I don't want a long painful limbo period.

(They used to live in Marlboro Point)

I'm set up with a realtor now as I've actually been looking for bush property to build a cottage/future homestead.

Found a 2 acre property on a lake for 60k. I kinda want more acreage but might be hard to find that with a lake... this is probably the best I've found so far that is lake front. It's 2 hours from here and it's south, so not the most ideal but still decent. Will probably wait to see if something better comes up. Ideally I want to buy in spring/summer and not winter but still looking to see what's out there.

Might still go see this one though.

Yeah lakefront makes it expensive by default. I don't think I'll buy this one unless it wows me when I go see it, and winter is harder to tell.

For 60k I can get 160 acres non lake front. I kind of have to decide what I want most, acreage or lake. I'm kind of torn 50/50. I kind of want more acreage but I feel I could regret not having a lake.

Don't need building permits in unorganized townships (not considering anything not in one) so I can pretty much build what I want, how I want, without any red tape.

you need nearby water and clay soils for pond/lake building. It also helps to have deep pockets.
You can also do a pond liner for water retention, goes back to deep pockets.

Yeah need a way for water to stay, and probably a natural filter too or it will just turn into a bog. That's a whole topic I'd have to research more on. Probably not one of the first projects I'd do as yeah it may get complicated. Probably start with a tiny pond just to say I have a bit of a water feature.

Getting the water is not too hard, it comes from the sky. :p

Kinda need a source of somewhat continuous fresh water. Typically you don't just want a hole in the ground that fills up only from rain. What if there's a long period of time with no rain. That's when things can get messy/stagnate. How common are natural springs up your way?
