$5000 was Aimster's choice, not the agent. Did you read the thread? I've told him more than once $5000 is too much, but he's that "serious".

Agent recommended $5,000 I agreed. It's a competing market. Homes do not stay on the market here for over 2 weeks unless they are short-sales.

usually with bank owned homes you do that, well at least here you do. For sale by owner you really don't have to.

Seems very strange. I don't know if that's normal in VA, but I'd be worried about the possibility of him pocketing the money and then simply vanishing. After all, you found him on Craigslist, not exactly the hallmark of a legitimate real estate agent.

Could be legit, but I wouldn't feel comfortable doing that.

Aimster - while $5000 does indeed seem high, it is standard to pay earnest money to the buyers agent. That is exactly what I did and I experienced no problems at all.

When we made the formal offer on our house, we had to write a check for earnest money. IIRC, it was about $1000.
When we closed at the end of escrow, we paid the FHA 3% (less the earnest deposit).

This MAY be legit...but there's no fucking way I'd ever give some fly-by-night realtor a check for $5000...in their name.
In the name of the seller, perhaps...but NOT to the realtor.

I have no problem writing a check to a big company that is known. I have a problem writing a big check to an individuals' private real estate company.

The guy has been in the business for years. He's a licensed agent. He's got a B&M office. Unless he's carefully built up a career just waiting for the chance to throw it all away to scam a huge $5,000, I say it's legit.

As I said, Aimster is entitled to an explanation of what's going on. The whole reason I said this is so he could be satisfied it's on the up and up. But to not ask any questions and just jump to the conclusion it's a scam because he doesn't fully understand what's going on is silly. And if he's thinking it's a scam because he found the guy on Craigslist, then why the hell did he even contact him in the first place?

Then why even deal with this realtor then? Why not deal with the seller's realtor directly then? Or get a reputable realtor. Did you do any due diligence beforehand? You just want to play a game.

You plan to sell and move to Texas in 5 years. Your buying/selling/timing costs will cause you to lose more money owning then renting.

Well, my builder has a Century 21 representing him, so I made it out to them. That don't mean much though, because my mom's was made out to a Remax. She had to sue them & the seller, and it took about a year before the case came up. On the day of the case, they settled out, for her money plus another 1k.

I told her she should have told them to go to hell, but she didn't listen. I called the state, and found out that they pulled the same crap on 10 other people. If you are that worried, you should do the same.

Because I see no reason why an individual needs to hold my money in an escrow account meant for the seller. Why don't you give me your money and I'll hold it for you in my bank account.

I live in Fairfax, VA. You don't know anything about this area for you to be talking about me losing value on my property or not. Your area might be a complete waste because jobs are not guaranteed there.
