Bad policy, but landlords are given way too many tax breaks.
Biden is just throwing everything at the wall now, see what can stick basically, a bit of flailing about as the candidacy is a mess and his polling is just terrible - changes to the Supreme Court, no more AR's, nationalized rent control.

Of course he also just called himself a Zionist and said he has done more for the Palestinian people than anybody. Almost Trumpian like statement. So really, it's all out on display.

I'm ready to be unburdened by what has been and it looks like the vast majority of D voters are too.

If a dem gets into the white house in 2025 I’m about 99% sure it’ll be an incumbent Harris running in 2028.

The major risk with Harris is that Indies could possibly decide to dislike her more but Biden is already f'd with them by 24 points so how much worse could it really be? Given the compressed time between a swap and the election it's going to be a much taller order to define her negatively in such a short amount of time with that subgroup Also lol at Harris doing two points better with Rs and a lower Don't know number than Biden.

Now I know part of this is due to shitty media coverage but Trump's numbers are still terrible. And while the media doesn't cover Trump correctly, in that they need to focus on his insanity way way way more - they are correct, at least, about Biden being unfit. I mean it's plain as day at this point.

the amazing thing, this didn't come out of nowhere. Biden has never polled well, since before he chose to run again, and then when he did. The writing was on the wall over a year ago.

Given that 1) he's not going to get younger 2) the media is not going to let this go 3) confidence among his own party rank and file has absolutely imploded 4) D voters (not the elites) want somebody else to top the ticket there is no good reason to keep this up even if you think it is still possible to win (arguably true). If he's concerned about legacy it's time to bail so as to not be left holding the entire bag.

I think there's a legit chance it happens in our lifetimes (not the unicorn).

Probably best if it happens before the GOP controls enough state legislatures to call a constitutional convention and REALLY rewrite the rules.

More has happened politically in the past 8 years than the last 40. No reason why balkanization can't happen, especially if it's phased in over a ~5 year period.
I suppose I should expound: "LOL, you think the MAGA-aligned areas would suddenly behave reasonably and co-exist peacefully after the separation".

I noted that he told a crowd that Harris would make a great president and he wasn't prompted to say it.

in the Biden cult war room, along with showing them all the polls and data showing them how out of touch with reality they are. Maybe, just maybe, Biden will have a moment of cognizance, humility, and awareness that this has all gone so wrong.
