I think newer games have a disadvantage because the industry has gotten larger and the means of distributing hype are infinite. Back in the day all we really had were gaming magazines.
Donkey Kong 64 is another good one. Nintendo Power hyped that thing up with its mandatory RAM-upgrade packed in, and the game was a turd.

Fable and KOTOR were games that had HUGE hype and both games demonstrated their development efforts to the community throughout their development lifetimes. Fable looked SO good "on paper" but was a steaming pile when I actually started playing it. I was so let down; I traded it in to EB and didn't care how much I received...I just wanted it gone. What a piece pf kiddie crap.

For me personally, the most recent example of a disappointing game was STALKER. I know that won't be popular with some people here, but I hated that game. I heard how great it was supposed to be so I decided to try it out. Even ignoring all the bugs, it really felt like a half-assed FPS crossed with a half-assed RPG. Then end result was just lame. I don't know that I would call it most disappointing of all time though since I was never really hyped for it. I just picked up on a whim after launched due to good word of mouth.

I think Ubisoft is becoming the next EA. In all fairness to them, EA has produced some really good games in the last few years despite the controversies over SecuROM, etc. The Sim games, Mirror's Edge, their sports games are all strong titles. Ubi though has turned out a lot of overhyped rubbish recently. Assassin's Creed, Prince of Persia, Haze. God how awful was Haze. I'm still perplexed as to why they couldn't even get it to run in HD. The next Il-2 game better be good.I'll even add that I'm going to be really skeptical of any Ubisoft titles in the future
