My Landlord showed up at 11pm without notice and entered the property. D: (in WA it is illegal to show up to a rental without 48hrs notice unless it is an emergency situation such as no water, no heat, hot water heater broken...then it must be fixed within 24hrs)

The penalty is $100 bucks that I can collect through small claims.

This has happened more then once and it is getting rather annoying :twisted:...I've told them verbally that they need to call before they come over and they haven't. I want to write them a letter but I'm not sure exactly how to phrase it.:\

I don't care if they come over, I just want a heads up, its common courtesy, and i want to make sure I'm not bangin the GF when they appear...😱
 
Most rental properties have two locks. One of them can only be unlocked from the inside. If not, get a chain.
 
WTF? I've never seen that before.

I've lived in a few apartments and a rental house. They all had two dead locks. One was a normal lock with a keyhole on the outside. The second only locked/unlocked from the inside.

How about sending him a letter that quotes the law, and ask that he observe it not only because it's the law, but because it's both the right and polite thing to do.
 
it's not illegal to set a bear trap inside your apartment i bet. i checked my lease, not even a single mention of bear traps... as i suspected!

I vaguely remember something from a law class of mine that it is against the law to purposely set traps on property for the purpose of harming someone.

If someone knows more about it feel free to correct me.

Dear Landlord,

Please do not show up unannounced. If you continue to do so, I will collect the $100 violation fee as per the law.

No and No, he used his key.

They are chinese, I'm not sure they know the laws exactly...

No apparent reason for his entry?

Write him a letter pointing out the law. Send by certified mail with return receipt - you'll probably need this as proof that you notified him if you go to small claims.

Also notify your local housing board - maybe they can put some pressure on him.
