Quick and dirty with the MS Paint because I'm bored. It's still far from great, but it has a few less extra chromosomes than it did before. Lots more open and much less wasted space on circulation. Bathroom placement is not ideal but I figure it's where it is because of stacked plumbing, etc, so I left it. Meh.

Where we're going, we don't need windows.

You should mirror the kitchen so that the sink is along the wall. That way you have all your plumbing along the same wall. I mean, let's be honest here, this isn't your average high end operation.

EDIT: Yeah, I want to see where the windows are in the original. $5 says they put windows on the exterior wall of the living room. That would be fan-fucking-tastic to find a way to totally destroy any reasonable floorplan for the room.

EDIT EDIT: Actually may be better to do an L kitchen along the wall since you would just have counterspace and the stove on the island if we reversed it as I was thinking.

Then range would be moved to where the sink is and venting and proper electrical work would be a lot harder. Plus it reduces usable space. with the current setup it's an island. You put stools next to it on the living room side.

And with this, ATOT has officially put 10x more thought and effort into this than actually occured in real life.

Yeah that struck me too but it's doable I think, I recall the last flat I lived had that arrangement in the older units. They probably won't bother with real venting anyway. I think maybe the best thing would be to do an L kitchen instead and incorporate an open floor plan. But I think there is more work to done with the living room. Right now the only blank wall is the exterior wall but you want that for windows. So it makes it ackward to setup a TV viewing area.

Interior design is important when you have a small space.

And I hate interior designers that don't understand what functionality means.

Range on island looks cool til you have to cook and suck the air out.

Yes I understand there are ranges with integrated vent that sucks air downwards but that ain't gonna help with Chinese cooking. Plus those things are too expensive to be found in this kind of unit.

I agree with you.

My background is interior archictecture and design.

HGTV has led stupid people to believe that I care about their curtains and spraypainting their old end tables.

I do not.

I am fighting my wife's uber kitchen/ dining room plan... she wants to knock down two walls (there is a foyer to back door in between) and make dinning room and kitchen into one space with an island with range and overhead hood.

I point out the fact that I do the cooking and I hate the island range thing. And also I am not doing a cooking show so I don't need to show my face to someone while cooking.

I might concede on island with faucet/sink and perhaps dish washer or freezer.

That space would be around 300 sq ft if my guesstimate is correct.

Turns out ALL of their floor plans have equally ridiculous layouts and problems. Check out the 1 bedroom where you enter into the master bedroom!

I think Trident could redeem himself if he called (AND RECORDED) the property management office and had a conversation about the rooms.

"The property looks really nice, and I really love all the amenities...but how am I supposed to get into the second bathroom? Do I need to install one myself?" Etc.

Wow, that would be pretty good.

I never doubted it, I just wanted to see what kind of place it was. It actually looks fairly nice. So strange.

My favorite feature of the 1br is the randomly placed, almost-kitchen-sized closet in the middle of the living room.

I could easily go and see what the floor plans are actually like.

"Hey, welcome to my place! As you walk in you'll see my bedroom... Completely open, because that's how I am.. 'Laaadies..' and then here we have the living room and then the kitchen! Do you like my hallway for easy escape? Just be careful you don't die as someone comes in!"

Jesus Christ! This is what happens when you let you damn five year old design your building.

How many fucking entrances do you need to a closet and why does the front door open onto an uninterupted sightline with the bedroom? Not that there would be anything to see along that path but c'mon!

And again, the door opens to block a corridor instead of opening the other way onto the wall.

it would be cool to have a room that you could only access by going upstairs then downstairs where the room is located. perhaps hide the basement in the same manner.

Fire Pole!!! :awe:

Wow, that looks pretty damn posh actually. Although they still have the 10,000 layers of thick lead based paints on the walls.

They're priced accordingly... The Lothlorian that is right next to it is even more expensive and even nicer. Their underground parking is pretty boss, but full of incompetent drivers.

I live in something much more affordable... :p And far less posh.
