Man, I'm jealous. Can I ask how you got that deal. Did you know someone, or just happen upon it in your searches?

I'm going to be looking for something for my son and I very soon, any tips would be appreciated!

We looked at every property we could find in this area.
There's still a house with 26 acres for sale outside of Rushford NY... Newly planted xmas trees and black walnut trees all over the place. 1 small pond, and one very large pond. IIRC, they're asking around 60k for it. Too far for me to drive (over 20 minutes to school)

While everyone expects real estate prices to keep rising, the truth is, they've been falling in this county.

Just put up the new mail box 🙂
 
I can't wait to finally get a house. Apartments suck sometimes, especially when you have elephants walking around above you. 😀

it'll be a little while til we can really enjoy it...
The wallpaper has to be stripped from almost every room.
Kitchen is going to be completely remodeled; ceiling raise to a vaulted ceiling with skylights in the kitchen.
Bathroom needs to be remodeled.
We have the paint for the rest of the rooms; and just have to pull the trigger to order the carpetting - all picked out.
Electrical system is a mess in the basement - new breaker box, but there are cut wires here and there, more switches than I have a clue where they go... I'll have to spend one of the next weekends rewiring the place.

Oh, and I'm clueless on the water supply (well water)
Steep learning curve ahead... and I have to learn soon! Lots of lines are disconnected. I don't know if the hot water tank is good or not. I don't know if the pump is good or not... I don't know if the well is good or not... I know I need a new water softener...
Tuesday I find out... It may cost me $500 for everything (water softener is about 400 of it), or it may cost me a few grand.

I don't know where you moved to, but remember, we don't have the nice weather that they have in California. We have 4 seasons. I could only open one of the barn doors today - one on the end. From the snow coming off the roof, it was almost 3 feet deep (or more) around the other sides of the barn.

I am in Atlanta now, have been for the past 4 years, moved from Ithaca. All of our family(my wife, daughter, and I) is in Central NY. I love the seasons and miss it, fall and winter were my favorites.
 
Is Olean near the Southern Tier Expressway? The name sounds familiar.

It's a nice place to own a house. Lots of scenic hills and lakes nearby.
 
44k for a house is CHEAP, how is the job market there, and how is the area in the summer time? maybe that area is good for a summer vacation home?

Heating system needs work, so we put in a nice coal stove (like a pellet stove - looks like a wood stove, glass front, etc.). I always forget how heavy a cast iron stove is. The house was 13 degrees when we arrived yesterday. I left the coal stove going on high last night - it was over 100 degrees in the dining room this morning. Niiiiiice 🙂 (and, it cost less to heat that house for 1 day from colder than ice to 100 than it costs to heat my old house with natural gas for a day at 65 degrees)

Water on Tuesday, then we move in. (hopefully the water goes smoothly - getting the well tested, etc.) I've gotta install a water softener for it probably.

yes rt 17 (southern tier expressway) goes right by olean
