I found this decent place in cambridge. They want me to pay it all up front. First, Security, Fee, Last. Now, I am pretty sure MA passed law saying that you can't charge all that up front (you can no longer charge last and security, it's either one or the other).

I say, ok, lets negotiate. The landlord is pretty non flexible on rent. I say, "OK, then lets try negotiating the fees and the security". He comes back..."Well, I do not think the guy will pay more than half fee".

What....you "think"....WTF? How about you f'n ask? He then says "Well, fill out the paper work and let me discuss the terms with him".

He sends me the paper work UNMODIFIED. I proceed to modify. I say, "Half Fee, No security, last months rent, first months rent up front".

He calls me 2 hours later yelling at me, "What are you trying to pull? You can't ask for that. The stuff is not negotiable." He is literally yelling at me. WTF did I do? First, how is that stuff not negotiable? You never asked. Everything is negotiable. How is it not? Every other realtor in this state has no problem with negotiating these terms. He's lucky I did not ask for lower rent in my offer.

He said he is not going to offer that to the landlord because he knows he is not flexible. I just say..."Fine, then I will just ask the geeky kid you sit next to to put the offer in for me. I think he wont mind a chance at your commission." This goes on for about 5 more minutes till I finally say, "Listen, just put the offer through. If he says no, he says no. If you do not want to do it, I'll do it it myself. That way neither me or the landlord will have to pay the fee" . Pissed off, he goes "Fine...but I am telling you know he is not going to go for it and you are going to ruin the relationship with me and this client".

He calls me back today...

All I need is first and security. No fee (paid by landlord). No last month's rent up front.

Really, man....that landlord should not even pay that dude. He was so useless. Real Estate expert my ass. How is still employed, I do not know. Really, who on earth yells at client for asking for something reasonable?

You used a realtor to find a rental? I always just deal directly with the landlords when apartment/house renting.

how do you do that? the majority of the boston area is all realtors. You never even talk to the landlord after you rent the place. Unless, that is, you renting a "student special" building where it always displays the number on the building.

Hmm, I'm not sure, I don't live in Boston. In PA, I just would just do online searches for apartments/housing rentals, then give the property manager or landlord a call and tell them I was interested. I would go and take a look at it, and they would give me a lease to sign.
 
I am guessing you guys never lived in the city?

I lived in Portland for 27 years, always rented and always dealt with the landlord.

Same now here in Santa Fe. Never heard of dealing with a realtor for rentals.

you can do that when you get out of the city. When you get in the city, you can only do it with large complexes. There are either 1. Way to expensive or 2. student apartments that reek of beer and vomit.
 
Boston and NY are not like Portland or Arlington, folks. It is very common to have to deal with realtors for apartments, especially on the higher end of the scale.

Thanks for making my point. The realtors artificially inflate housing prices so they get bigger commissions, which are already a ridiculous amount.

Not to mention the fact that the buyers and sellers agent are usually working together. When I bought my last house my agent literally sat in the office next door to the sellers agent.

Yep. Or realtor. If you talk to realtors in my area, they're not "inflating prices." If anything, they're trying to work with people too stubborn and stupid to realize their houses are overpriced. Or they're trying to explain to a young buyer that offering $100,000 less than the asking price won't get you anywhere and will get your offer laughed at.
