How much is a house on the beach in LA / OC?

Doesn't matter if it's small, but has to be literally on the beach. What dollar range are we talking here, plus or minus?


update: after looking through Redfin, I've settled on Malibu: it's the only area where you're right next to the water. It seems I'm looking at around $2.5m for a lower-end house, not the worst (the worst ones have rocky, not sandy beaches), but much smaller and older than the $7m+ homes.

Alright, so the big question is: CAN YOU HAVE A POOL IN MALIBU? Cuz I have yet to see one.. What the hell, I want a heated pool!

I remember seeing a single-wide trailer sitting on a lot on the beach in southern california. I think it was listed for $1.2 million dollars, and that was 10 years ago.
 
Depends on what beach you're talking about. Redondo Beach is less expensive than Manhattan Beach or Newport Coast. I'd be surprised if you could find anything on the beach for less than $2M.

I've always wondered where they get their info from. My Mom works at the assessors office for our town, and she got me the current values for all of the houses on our block, none of them listed on zillow were even close. Some were higher, some lower.

Also, they show my house as almost double it's value, and it's the most expensive on the street, which I know is not the case, there are 2 or 3 that are higher valued.

depends on which city, I know the beach front property in Long Beach isn't very desirable because the beach there sucks.

And it's not like you have a private beach there. That house overlooks the bike path and a vast public beach. It is like that from Palaya del Rey all the way down to Redondo Beach.

BUT, you don't "own the beach." State law requires you to provide and maintain public access.
There are tons of "fights" over homeowners trying to keep the "riff-raff" off of "their" beaches.
(IIRC, you only own to the high-tide mark)
 
I found an AWESOME fixer upper in Malibu. Check it out, an almost 8,000sf lot (!!) for only $3.5m.

You can buy for $3.5, invest $1 for reno and sell for $8-9. Holy fuck. If you don't believe that the $3.5 house will cost $8-9 when fixed up, consider the example above ($7 for a 5000sf lot), and this one as well.
