Around here 40k will get you a home that will need at least 20-25k in rehab. We had looked at a house across the street from us that was 40k, but it needed a lot of money in improvements. Of course property taxes around here are insane. School and property taxes for the house we're looking at now are almost $4800 before star exemption.

After 1 year of payments on your house you could own 1sqft of a condo in NYC. :D

The 1sqft will cost you another $100/year in taxes and condo fees.

Holy shit this thread makes me jealous. You literally couldn't even buy the smallest section in my city for that, let alone anything with a house on it. We bought a fairly average first home for $330,000 with payments something like $2,200/month.

We're hoping to get in on a short sale in the low 100k range out in BFE when we're ready to buy in a year or so.

We're not picky, as long as the house is livable. We're looking for 5+ acres, at least 1,000 square feet, with a garage/shop(the bigger the better!), preferably with a creek or pond on the property.

When the house flipping shows were popular they would have a 2 room shack for $500k in CA when I could get the same house in Bham in the same type of low end neighborhood for $25k. LOL

Even more normally priced houses can be reasonable now with a traditional 20% down. I finally bought one last summer after saving that down payment for years. Its in a town about 65 miles north of Sacramento. Typical small (1200 sq ft) subdivision home. 3/2 with central heat and air, very good shape on a 6000 sq ft lot. At 125K with a 30 year fixed it came to $648 for P.I.T.I.. That's a cheap as the rent on the crappy apartment I moved out of.

Prices seem to have bottomed out around here so I think I'll be O.K. from an equity standpoint (I plan on being here a while). It was a great feeling to tell that greedy beotch of a landlady I was moving to my own home. :)

been at the same job for almost 7 years and my commute will be 1/2mile

Beautiful country up your way. I used to hitchhike from down near Philly up to Meadville (Allegheny College) to visit my friend there.

Actually planning on ditching a car and walking 90% of the time, I will save about $100 a month in gas plus the other car expenses. Driving about 50miles a day right now. I am moving to the big city now.

Perknose this is nice territory with Cook Forest State Park and Allegheny National Forest

Not a lot on the market in the area right now in that price range, but for under 70k, you can get an older farm house, a decent sized barn & almost 8 acres.

The first home appears to need a lot of interior work to update it. Probably 20k in remodeling/redecorating. The 2nd home looks to be in excellent shape inside... look at the beautiful oak woodwork by the stairs. (I'd bet that the woodwork that's painted is also solid oak that could be refinished.)
edit: note I pointed out that it was ranked in the top 10 best places to raise a family in the US. Crime is virtually nonexistent. The town is a pretty nice town. People are friendly. Not very multicultural though, if you like the multiculturalism of the big cities. Your kids would play a varsity sport; probably two, and wouldn't be sitting on the bench. i.e. we're constantly hearing about some obesity epidemic among children; must be in the cities or something. Plenty of outdoor activities in the area.
