Got a "24 hour notice to enter" from my landlord

So I have been renting this house for going on 4 years now and a few days ago I got this "24 Notice to Enter" from my the property managers.

I called and asked what this was about and I also made it clear that I was not comfortable with it.

He told me this is a routine inspection and they should be doing it quarterly!!

On the letter is a day and time they were just going to come on it...I told them they had better make an appointment because my 2 Pitbulls dont care for un-invited guests.

The prop manager said this was not a problem so we have an appointment now , I will come home for lunch and show them the place.



Still now its been a few days and its not sitting well , I really dont want strangers seeing my stuff, ive got at least $15K in electronics in my house between my home theater and PC stuff...sure its insured but still.


On the notice it says "this notice is being served pursuant the WA state Landlord Tenant Act RCW

I cannot really decipher the law very well but to me it looks like the landlord needs a good reason to come inside and inspect my place.


I personally have been renting my entire adult life and have never heard of a routine inspection.

Have any of you guys heard of this?

We have them once a year minimum for fire alarm checks. I'd guess at least one extra every other year for something like water leakage checks, gremlin infestation, etc.

They own the place, they have the right, they don't need any particular reason except to enter without giving you advance notice.

And how many tens of thousands of dollars do you think he has tied up the the real estate you are residing in?

I mean its insured against damage but still.......

Let the guy check that his property is still in acceptable condition.
 
He's not doing anything wrong or illegal. Annoying to you, sure. But that is the downside of renting as opposed to owning.

You are right that the landlord needs a good reason to come in, and inspecting the place is reason enough.

If you are so uncomfortable with it, you should just ask him what it is he was wanting to look for.

He probably just wants to make sure you haven't trashed the place or anything, or be sure that there are no safety hazards that could get him sued. My friends got a letter like this once and their apartment manager just came in, checked the smoke alarm and was on his way.

stack of pop cans by the door, unscrew all the lightbulbs and close all the curtains (so it's dark), leave things for them to trip over

or, I've always wanted to do this, fill the whole place, floor to ceiling, with ballons. then come back and accuse them of doing it. call the cops

I am definately going to have my dogs out running around..they wont bite but they will be all over whoever is inspecting ..maybe ill smear some poop on their paws right before the inspector arrives. 😀

Its his property, not yours.

In an earlier thread this summer, my cable was hacked by my upstairs neighbour. The cable company had to post a 24hr notice from the landlord to inspect the premises. The building is the property of the Landlord or Property Owner, but the cabling belongs to Rogers (my ISP). That notice means the landlord must open the apt and let a Rogers tech in whether the tennant likes it or not or is home or not.

Just live with it because its no big deal.

I used to get those all the time when I lived in a 4 bedroom shared "we arrange your roommates" apartment. They came in to clean up the extra room they were renting or checking out safety features like the fire alarms.

No he didn't hack my lan. That is nearly impossible with my current setup. 😀

He instead cut my cable and tried to get free TV. Like I wasn't going to notice my TV gone and my internet access down as well.

That's up to Rogers. They decide what to do about the hacking. They tell me nothing about what they do.
 
I know how you feel.

We recently had our first inspection they were mostly looking for mold, took about 10 minutes.

I'm glad that I was able to take time off from work so I can be here. Otherwise they might take a WiFi router sitting around, a USB key, an LCD, a hard drive or one of the 8 toaster ovens. I hid most of our stash before she arrived.
