Come on, first inspection in 4+ years and you think he needs a lawyer?

One thing thats weird tho, in Washington normal entry requires a 2 day notice. 1 day notice only if showing the proprety to prospective buyers or renters.

Seeing how they haven't bothered to inspect the property previously, I'm betting they are selling and letting the new buyer excercise his inspection clause.

I wouldn't worry too much about it. The landlord is probby thinking he should check to make sure everything is repaired properly and stuff.

The landlord has an obligation to keep everything in working order so things like the bathrooms flooding because of a clogged toilet don't happen. But, that means the tenant must be reasonable and allow the landlord to check for such things. A little annoyance now can prevent a total catastrophe later.
