Just put in an offer on a new place myself. It's a foreclosure north of GreenBay. Nothing's moving around there so hopefully my lowball offer gets accepted. Normally there is no way I could afford a house like this but it's damn near half price since no one has money around there and it's a massive house. I'll be able to see Lake Michigan from my backyard!

After closing costs and all the fees and shit (unless I missed something), I'll have about $8k left. No idea ho much furniture and all that kind of stuff is going to cost. I already have bedroom stuff and my family is giving me some various things as well, so that will help. I also don't need to get everything right away. I can get the essentials now and get extra stuff later.

A lot of the stuff on this is pretty new within the last couple of years

Home inspection, Radon test, and Water tests are done.

Home inspection found a few minor things and the seller is going to take care of all of them. The biggest issue is that the bathroom exhaust fan vents to the attic and there is small traces of mold. Seller is going to clean the mold and vent the exhaust fan outside to prevent it in the future.

Radon test passed at 2.8 average.

Everything in the water test passed except for coliform. Supposed to be 0 but came back with a 5. I'm told that you can shock the well or install a UV light to try to fix it.

How bad is a 5 for Coliform? Trying to look up some info online about it now.

Does the house have Septic ? If so did you get a seperate inspection for Septic ?

Private well and septic.

Septic tests have not been done yet. I think that is planned next week.

Make sure you get a septic company to come and inspect it, not just a regular home inspector. He will most likely do a dye test which is not sufficient enough in my opinion. Call the local company in the area that pumps septic tanks out and ask if they do septic inspections. They are generally are more detailed and they use a camera with a scope to look at the tank etc. They may even dig up the land to look at the distribution box to make sure it is not damaged. If they find anything wrong its up to your seller to fix it up or give you the difference in the price. Just my 2 cents. I was going to by a house with Septic at one time and this was some of the advice I got from my realtor. Septic system replacements around here are upwards of $40k. Furthermore even damaged parts of the system ( d-box, etc) could cost a lot of money to repair. Good luck!

yeah, it's a septic company, not the home inspector.

I use an aquasana filter system and it will remove cloroform. It's about $150-200 for an undersink model and you pay $8 for a month and get new filters every 6 months.

Water tastes much better than straight from the tap.

I was talking to my father about it last night and he said he wouldn't agree to that and just tell them no sale on the house.

I don't know that I want to give up this house over $325. It took me awhile to find this house and I looked at realtor.com again today and there's not another house I would even want to look at listed right now.

Sorry, but your dad is a fool. That's only .1% of the purchase price (and probably ~ .066% of what you'll wind up paying) and he thinks it should be a deal breaker? As if.

What is your repair cap? If you're $650 under it, they have to pay for it. If you're already over it, be glad they offered to pay half

This. Don't let what amounts to pennies ruin the house you want. If 650 is a dealbreaker, you either can't afford the house or you never really wanted it in the first place.

everything happened so fast and then there was a huge waiting period where nothing much happened, but i now have news.

so the seller fixed all the stuff we found in the home inspection and got the UV light in and the water test is good now.

Loan got approved today, and we settle on the 30th!
