It's OVER!!!
Getting married and buying the house are both finally completed.
I was running off only a few hours sleep all weekend. Here's a slightly shorter version of the long story. There was screw ups with the some people before closing. The VA appraiser was scheduled to go out to the house about 3 weeks ago. Scaffolding was still up, and the VA requires her to have a hard hat and an escort if doing an appraisal. The Builder was not available for either, so she did the original appraisal off the plans and feature sheet per request of the builder.
They sent her the plans and feature sheet set, but there is one really confusing part on it. For the back patio area, there are several options. A patio 1, an extended patio 2, and an extended patio with fireplace. Although the later is not listed that way. Nor is the general plan picture with the floorplans shown that way. It literally shows a picture of an extended patio with a fireplace, but there is a small number 4 next to the fireplace. You have to look up the 4 on the rest of the plan pictures (which were not provided to her) to see that the fireplace is a separate option.
She said she called one of the sales managers for clarification. She told me she specifically asked if they wanted the fireplace to be prices with the patio or priced as a separate line item in the appraisal. She said they told her to do what ever is easier without ever correcting her that there was no fireplace.
Oh which she was scheduled to go out to do a final walkthrough appraisal last Thursday. I got the initial appraisal sheet last Wednesday night and noticed that the fireplace was on there as a $2000 line item. I asked about it and the initial response from the builder was that it was a mistake, that it would lower the price another $2000, and that they wouldn't drop the price. That if I didn't pay the additional $2000 out of my own pocket that they would just hand me back my earnest deposit and put the house back on the market.
I contacted the VA appraiser and asked her if she could just go through with the walk through still. She agreed to do so and went out late Thursday night. She removed the fireplace from the appraisal, but said there were rain gutters added which were listed before, and the kitchen island was worth far more than what the feature sheet had listed. She said it was a wash in value with the loss of the fireplace. So I got her to push that through and was able to finish closing Friday night. Got my keys at 7pm and then it was off to the airport to help with some family flying in for the wedding the next morning.
So I am no longer a single man and am now a home owner too.
