He's from Texas... I thought that getting an AR is a requirement for a marriage license ;)

There is still a bunch of work to finish up before I close. I don't think it will all be done, but the builder already setup an agreement with me to come in the first 30 days for anything. Mainly because I was trying to close before I get married and have to deal with having my new bride's current financial situation merging with mine.

I have a 1 year front to back door warranty on anything in the house still. I have another 2 year warranty on a few things beyond the major stuff. I have a 10 year warranty on other things like the framing and what not. Standard warranty setup.

Made purchase offer & put down a deposit on a house, got married, and announced my wife was pregnant, all in the same week. I didn't find it stressful at all.
"What do I do?" "Get the groomsmen together to order *this* model of tuxedo. While you're there, order a rose for both of our moms to be given by you during the ceremony." I think that was 90% of what I had to do for the wedding.
Closing on the house - the former owner of the pizza shop was my lawyer. "sign here, this is <half sentence> sign here, this just states <half sentence> sign here, sign here, initial here, initial here." Other lawyer: "hey, you forgot to give him your bill." My lawyer, "no, I do it as a fringe benefit for my employees. Congratulations on your first house purchase." I think we spent 5 minutes at the realtor, 30 minutes in the realtor's office filling out stuff & taking care of financing (they helped with everything), and 15 minutes at the lawyer's office. Baby: 22 hours of labor. 7 blocks from the pizza shop, so I kept running out for food for me & the nurses.

I see the A/C is next to the window, wouldn't it be kind of loud? My house A/C was placed outside one of the guest bedroom, so it is pretty loud during summer time (well, for my guests) when the temp in Austin is 95 to 100+.

Don't get me started on that AC unit crap. Pissed at the builder over that. Basically there is a city ordinance where I am moving that states a building or auxiliary structure to the building can't be closer than 5 feet from a fence line or 10 feet from another building. These tract homes and most of the lots in the neighborhood are designed for exactly that distance. The lots are square with only 5 feet on each side of the house to the fence line. So the builder automatically puts the AC units on the backside where they can.

The thing is I got the biggest lot in the neighborhood. I have almost 25 feet from that corner side to my fence line. However, they just put it in the back as that is what their crews just do. I was fighting over getting them to move it. First I was told that it's because it was too close. So I had to look up the city ordinance. Once I pointed that out to them, they said they were told by the city that the whole neighborhood was told by the city to do that since the majority of the houses had to have the AC units in the back. So I had to call the city and speak with the inspectors personally. Got them to verify that was a bunch of bullshit.

When I got the builder to talk with me again and told them the city never gave them such a mandate, they then stated it's for "conformity" to the rest of the neighborhood. Which I said was crap since it's behind my fence line. It was never going to be seen so it conforms with the rest of the neighborhood in the AC units are not visible. Basically all that back and forth crap for the past 3 weeks, with them I think actively dodging my phone calls and messages on the AC units means that it is too late now for them to move it. Something they did on purpose and pisses me off to no end. There were several things the sales management of Meritage Homes in this area did that were very shady with my purchase and pissed me off. Something that I, as well as my agent, will be leaving reviews where we can upon.

So I'll have to get it moved myself. I've been quoted from $600 to $650 to have it moved.

The builder should either deliver the unit in compliance with the HOA CC&Rs, or they should provide you a Cost to Cure credit on the HUD at the signing (unless they are already crediting 3% towards your closing costs)

Already providing 3% since I went with MTH. Already ran into another problem today though. I just got sent the appraisal form and found some stuff on it that is not in my house like a fireplace. With closing suppose to happen so soon.... yah I'm a bit pissed right now.

Good luck getting it closed! House looks very nice. I just bought myself in the Austin area last year, its a rewarding experience if you put the time in to make the place yours.
