Buying first house and getting married back to back!

Well I normally don't use this place as much of a blog, but a few of the bigger events in my life over the past decade I've put out a post on. So to let fellow ATOT's know, a fellow geek has made it :) Started a nice new job 2 months ago, getting married this Saturday, and close on a newly built house on Friday. I think I've just about reached human maximum potential for stress levels. Which won't be over until I finish moving into the house during the next week or two. If anyone requests it, I can link pictures of the house.

I know how you feel since i did the same back in 2010. Closed on our apartment a week before our wedding. It's a risky move and isn't meant for all but it has worked out for us.

i did that back in 2009. not fun. But you get to relax more after the wedding instead of worrying about finding a place to live

Congrats OP. I did this back in 2009. In a matter of 2-3 months I:

- Got married
- Bought a house
- Paid off mine and my wife's student loans

Dropping all of that money (about 100k) made me kind of numb, but I got over it.

Congrats! I bought my first (and current) house a bit over 4 years ago. Was a very exciting process to go through I found. What's awesome is the first few weeks, or even months, are just so surreal, to think that you actually have your own house.

You are one ballsy individual!

I'm not sure if I would try to do all of those things at the same time, mostly because I'd be worried that the job wouldn't work out and then I'd be struggling to make house payments.

i can top that easily.
bought a trashed house. fixed it up with her father. got engaged. then married and onto honeymoon.

spent about 120k within 5 months. faster than the time i lost 90k during 2008 market crash. i wanted to skip and save money by not doing engagement/wedding party. but couldnt

That's what I tell everybody who is getting married - just elope. Save yourself the debt & stress starting out.

Paid out cash for the wedding with help from some family members. So I am not going into debt for that at least. The only thing about the house that was last moment was that the appraisal on this house being built came in 23K lower than expected. Stupid sales people tried to push splitting the difference and I laughed so hard over that. They finally agreed today to lower the price to the appraisal value. They tried to appeal, but the appeal was denied by the VA. So at least I get what I want for 23K cheaper than I thought it would be :D

Well, seeing as the divorce rate is about 50% and women typically get 50%+ in a settlement, and the average marriage lasts for just under 8 years...

In 8 years he has a 50% chance to end up with 50% of a house!

I guess I'm either a cynical bastard or a realist. When I read a thread like this I always cringe and wonder how long before things go to total crap and their whole world crashes. Been through it all, this kind of thing scares the crap out of me :biggrin:

But sometimes they work out good ():)

When I bought my townhouse with a VA loan, biggest worry was waiting for the appraisal. Interestingly enough, it appraised almost exactly at the sale price with $500 to spare.

Make sure the lender knows your correct vesting. You probably did your loan application as a Single Man and a Single Woman, but they will need to make some changes to show you as Husband and Wife.

Or, if it is only you on the loan, and you are in a community property state, your wife will have to deed off possibly.

Moral of the story, to avoid issues at close, make sure that it isn't a secret to your lender/escrow/attorney, whoever.

And congrats!

Edit: it looks like you close before you get married, I was confused by the order you put the events in I guess. Carry on!

I'm buying it solo since I can't do it as a married couple. Texas is a community state when it comes to marriage and property. So I'll close with the house being mine on the 9th. I'll be married on the 10th which will automatically put her name on the deed barring anything like a pre-nup which I won't have.
