Bought a house

Me and my GF just bought our first house - well, conditionally at least. Conditional for 15 working days on due diligence (ie getting our ducks in a row with insurance, title/land information etc) and finance, which we've pretty much already secured. If everything goes well, moving in on 28 May. :awe::awe::awe:

I do wish you well on the purchase, but hopefully if your relationship doesnt end amicably one day you dont get stuck with the note or be forced to sell at whatever the market will bear (which could be more or less than the purchase price).

Having worked in the industry Ive seen the horror stories. :'(

No wedding bells just yet.

I do wish you well on the purchase, but hopefully if your relationship doesnt end amicably one day you dont get stuck with the note or be forced to sell at whatever the market will bear (which could be more or less than the purchase price).

I can only take Felix's statement as being a "you better marry her" one.

You said girlfriend. I do not know of a single person that would buy a house with a girlfriend, only with a wife or maybe a fiancee. May just be a different custom than the US.

I don't feel compelled to be married. In NZ couples who have been together for a certain period are legally a "de facto couple", meaning they share most of the same rights and obligations as a married couple. We have been together for 8 years.

Sigh, dumb bitch agent told us on the phone earlier that it was a done deal. Now she arrives asking us to sign an escape clause, allowing the vendor to get out of the deal any time with a 3 day notice, which makes our due diligence period completely worthless. Refused to sign, crossed it out, agreed to a bigger deposit and am waiting for the vendors to sign off on these changes. Right now I'm not that hopeful.

FML.

Common-law marriage varies from state to state in the US. I know TN does not recognize it.

Congrats!

You are brave buying with a GF though. If she decides to leave you the house is hers, does not matter who actually paid for it.

But assuming all goes well, welcome to the world of home ownership. If you're not handy you'll learn how to do stuff pretty quick. And with a GF that's even more true. "that light fixture has got to go, we need new cabinets, that has to be painted now!" :p

I was thinking the same thing...but didn't want to be a Debbie Downer. Technically I did as well...but she was my Fiance...and well really I bought the house...just with her input. She technically still had an apartment...she just stayed with me all the time. I'm not big on completely moving in together and sharing expenses until you're truly married and made that commitment...but to each their own.

Congrats! Owning a home is a great feeling. My only advice would be to make sure you have a nice emergency savings fund built up! You have a house to protect now.

Sounds like you have a crappy agent? Why TF would sellers want such a thing signed - either they want to discriminate or have a better offer?

Err that just screams trouble - did you buy it together/jointly? Or did you buy the house and she'll just live there?

What do you figure will happen to it if you break up?

If it's been a long-lasting relationship you'd think he knows what he's getting into. I bought a house with my gf of 3 yrs and got married 2 years later... we halved everything. Anyway, what's really the difference between splitting up as bf/gf or husband/wife?

I'm not sure if the law is just fucked we're you're from, but here that's certainly not true. Matrimonial properties act means everything (debt and assets) are split 50/50. Considering she has a higher net worth than me, this doesn't bother me much. I'm not buying her a house, we're both working professionals buying a house together.

Turns out the agent was crappy - she inserted the clause not even on the instructions of the vendor but by herself. No matter, we got the clause removed and we're all signed up and ready to go now.
