Shit dude. That's 4-5 heavy duty dump trunks full of gravel. Did they come in a line or did they make you wait for 5 round trips.

I wish I had a memory for such things but I vaguely remember get robbed when I had to regravel the driveway. I did have to get clean, small grade gravel, but still.

Just out of curiosity, does it actually cost anything to live up there?

That's 3 loads, around $800ish per load. They sent 1 truck alone, but then the other two came closer together as another driver became available. Thankfully there's a gravel pit right on the main road so they were about 45 minutes away.

I figure when all is said and done this will cost me around 10k. I'm hoping it's under that but I had them do a bit of extra work that originally did not anticipate. Since the ground is so rough and rocky hauling all that sand was pretty much needed to make it flat enough to drive a car on. All the sand came from the property so got lucky there. The side of the road has tons of it, probably from when they built the public road originally.

Taxes are only $100/mo since it's unorganized township, which is nice. No bylaws or permits needed or any of that BS either, and no utility bills. Hopefully that never changes. So other than that, and the initial capital costs of setting up the major infrastructure it's super cheap. I guess I might want insurance at some point, need to look into that. If anything at least for theft.

Septic is going to be the next big project especially with how rocky the ground is. I may not be able to put a traditional system. Be at least a few years before I do that though. I will want to pay this off first.

Good luck man. If the land has any kind of grade, a locating the leach-field shouldn't be any problem. Even with perfectly flat land, the grade you need isn't a big deal.

This house started out with well water and a septic system. Eventually we were forced to abandon both but the natural artesian well produced some tasty water. It's probably still ok now that everyone is connected to municipal facilities but I'd never be able to get away with it. If I could, I would definitely test at least a half dozen times per year.

edit - 800 CAD per load isn't too bad. Still more than I would have guessed though. And it seems like they did a very nice job of grading it for you - definitely not a job you want to do yourself with shovel and bucket.
 
This just a suggestion but keep you eye out for used equipment like a combo front loader and back hoe. I just did a random search for a mid-sized Kubota and getting something used for around 10k USD isn't out of the question.
 
OK, last post. Since you're thinking long term, consider thinning out at least half of the trees so the rest can grow to a harvestable size. I'm sure the Canadian govt has some sort of forestry service that can help you with thinning and setting the land up to produce harvestable wood.

Loggers tend to be kinda a picky about what they'll take though. We had some land in AL that was forested, mostly pine, and they were only interested in 12"+ (30cm?) diameter stumps.
 
House of the Dragon still has believers, but unlike GoT, it's not growing from one season to the next.

Comparing S01 and S02, GoT grew its audience substantially. But for HoD, S01 started with 10M viewers and has now dropped, in S02 to about 3/4 of that.
 
You know who I feel bad for - Shaquille. Hawking cut rate insurance opposite and animated midget. I guess as long as the check clears . . . .
