The only hard part is going from nights to days, otherwise it's not really hard. The days off are the main bonus. I'm working less nights now days, only 1 set of 4 per schedule, which is about once a month.

Yeah. Your schedule sucks. Nights to days. Days to night. That's why I didn't do 20 in the military. I hated middle of the night watches. Four hours of your sleep gone every 3-4 days if you got a bad watch. I've had 4 straight, 3 off, but the super long days just to get 3 straight days off was not worth it. I'd rather just use PTO if I need a day off.

In general it's not that bad since it's usually a dry cold. But spring cold can be bad. Like even +5 feels like -30. It's a cold that just goes right through you and it's hard to shake off the chills.

It seems that cold is done now though, even when the temp drops at night now it's not super cold anymore.

Wen to look at that property but yeah it's far. I always forget to account for the construction too. 2 hours of highway driving is more like 3 because you're not actually doing highway speed the whole time. Spent over $60 in gas. So it's something I'd have to account for if I want to go there often. I would eventually want to get an electric vehicle but it will be a very long time until they become affordable and even available on the used market. The F150 lightning looks pretty good. Though the longer range model is only available to commercial customers.

Actually it's not quite middle of nowhere, but it's not a bad thing if ever I decided to live there. There's only one section of road that was bad but it's small enough that I could fix it up myself over time really.

It's just the long drive in general that is a bit of an issue, but reality is I don't think I will find anything that much closer. MAYBE 1 hour from here if I'm lucky. So I still need to think very deeply about this as it could be my chance of getting decent land. 2+ acres and lake front is kind of rare.

But at same time I don't want to be so far that friends or family will not want to come visit me lol.

Hard to tell exactly what I own but they do have a survey available, I imagine I would get 4 corner GPS coords or something. Hopefully there are posts as well. I don't know what the tick situation is this year so did not want to chance going through the bush and it was too hot for pants.

Any work I do if I bought it I'd probably want to do in winter to be safe. Realistically I'd want to hire at least a driveway and a small clearing somewhere. Thinking a clearing at the start of the property and one near the end. No idea how much that costs though, need to find out. Going to guess in the 10's of thousand range. But hopefully not much more than 10-20k.

I eventually want an EV.... but probably not driving a Tesla on that road. :p Not like I am buying an EV any time soon, I can get this property for cheaper than an EV costs. The F150 lightning is probably more along the lines of what I'd want.

Got a rough estimate to clear some land and make a road that goes all the way to the other end (800 feet) and have two cleared areas. Around 5k. Actually cheaper than I thought! I'm sure that's the low end, but even if it was like 10k. To consider the work it's worth it to hire it out at this price range.

I'm still undecided on if I want to wait for something closer to home to come up though, but this is actually a decent one so might kick myself later for not buying. Going to try to decide by monday and call the realtor.
