Keep it for at least another 5-6 years. Lower insurance, no payments once you pay it off. There are lots of better ways to spend money then on new cars. Old cars maybe, but not new ones Particularly since this seems to be just a commuter/get around town car.

i'm not sure about that... not in so cal at least... i'm just starting my new job... if i really think i can stay there for a few years i might consider it... kinda sucks how it seems like the housing market has peaked

OP, keep the car, upgrading is a waste of money.
