No, but they also bought their homes a long time ago when they weren't ridiculously overpriced.

To buy a house in todays market, in a decent location will cost you at LEAST $400k.

equity from previous home and/or exotic mortgage.

Any remotely decent house in socal now is 500K atleast. 50K down on a 30 yr fixed mortgage is still a payment of ~2500+, and that's before property tax.
