YAR(oommate)T - How do we decide who gets which room?

We've got a 4 bedroom house, none of them are en-suite.

1 bedroom downstairs (biggest)
2 slightly smaller bedrooms upstairs (about the same size)
1 very small bedroom also upstairs.

Obviously someone's going to get stuck with the smallest bedroom, it's livable, but rather cramped.
There si a seperate, shared bathroom upstairs, and a toilet on its own as well, both of which are opposite the smallest bedroom.
There's a kitchen and reasonably sized living/dining area downstairs.

One person found the house and then the rest of us agreed on it.
One person (me) went up and got the keys/sorted out services. That means I have all 4 sets of keys to all 4 bedrooms.
We all pay the same rent for whichever room we have, and will be splitting services (gas, electric etc) evenly.

So how should we sort things out?
First come first serve?
The people who have done the most (me and the guy who found it) get first dibs?
Pick straws?

Any ideas? (Fairness is not my top priority since I have all the keys anyway and will likely arrive first, but I don't really wanna live with complaints).

Measure the size of each bedroom. Then, split up the rent based on how large that person's bedroom is. Everything else in the house is shared.

It wouldn't be fair for the person getting the smallest room to be paying the same amount as the person in the biggest room.

Divide up rent roughly by size of room.

the person in the smaller room pays a little less and is picked up by the guy in the largest room.

i did the same thing in college, i went for the smallest room to help myself out

if someoen has alot of stuff to go in there room they should get one of the bigger ones.

otherwise if the small one is really that much smaller and it looks like it will be a fight on who gets stuck with it just give the guy a small break in rent (everyone else pay 15 bucks more or something which shouldn't be a big deal)

lets say reants a thousand bucks instead of 250 a month each

the person with the small room would pay 205 and the others 265 which isn't all that much different but makes the guy that got stuck in the small room feel like he isn't getting screwed

you should make the smaller room cheaper the middle 2 rooms the same price, and the biggest room slightly more. It's fair then noone gets screwed.

Bid on the rooms.

Offer the largest room to the highest bidder.
Repeat for the next two larger rooms.
The smallest room goes to the last person without a room.

This way, if someone really, really wants the larger room, they can-- as opposed to if it was strictly first come, first serve and the first person to pick says "ehh... I guess I'll just take the largest room" even though they don't really want it or need it.

All good ideas above re: adjusting the rent.

Also, you could rotate rooms every quarter (assuming a year lease).

Or the two guys who got the big vs. small room could switch half way through the lease.

I was just about to suggest this.

Take into account window views as well. I paid extra since my room had balcony access. Also if the room has a bathroom attached.

wtf.. .add up the total square feet of all the rooms, and divide up the rent fairly. my bet is someone will be willing to take the smaller rooms for the lesser rent

All three of you should buy a round of drinks for the guy who found the house. That's it. Big deal if he found the house, that doesnt mean he automatically gets the best room at the same price the rest of you pay.

Hell I would personally say that whoever has the middle two rooms pays X amount and the smallest room pays less than that and the largest room pays the difference. We have always done this. There is no reason a person in a small cramped room should pay the same as the person in the pimp room.

If you don't have any volunteers to take the smaller room you just do some sort of random game of chance for it, the person who 'wins' the room then pays less and you do the rest for the other rooms. Continue to split utilities at a 25% rate and everyone should be happy with that. If not, your 3 roomies suck.

Been in the same place like that before as well.
As others have said sit down and come up with a set price based on size. Everybody should be ok so let everyone say what they think the little room and big should cost. I am sure 1 person would like to save money while another wants the room.

Double elimination steel cage match tournament. You could contact UFC to seed the event for you so that it would be fair. Better yet, do it round robin style and then figure out seedings based on the results of that. Then broadcast on YouTube.

Don't just add up the total square footage of the rooms, bu the common areas too.

Add kitchen, living/family room, both bathrooms, any hallways and such and then divide by four. Then add that to each respective bedroom size to calculate rent.

A person with a 20x10 room doesn't pay twice as much as a person with a 10x10 room. At least thats how me and my friends did it.
