I know this is being a puss, but what if, and i do mean "if", it doesn't go well and i'm stuck living really close together.

If she says no or it does not go well, let it go. Behave in the same manner towards her as you di before you asked her out.

You could be cheesy and be like "where's your boyfriend?" and hopefully she'll say "I don't have one" ... then you get to say "wow, pretty girl like you doesn't have a boyfriend?" and make her blush.
