I've been locked at 5.5 with a $1500 lenders credit for a while. 5.25 was available briefly, but it wasn't worth sacrificing my credit to switch lenders.

You can always re-fi... just don't wait too long into the loan cause then it will end up costing you more even if the new rate is lower. We got lucky and had a free re-fi less than a year into our 30-yr.

pssst....when you did your refi, your term reset.

hey mr pssst...

you can still pay the same amount of $, and pay off the morgage in same time frame as old mortgage. even less since mortage rate is lower
