I might. Finished houses in that area might be a lot more, didn't check. With some time and money, you might be able to flip it and make a little cash.

Exactly, shop me some comps.

I've watched TLC on the weekends I can do this. Especially is Kirsten <sp?> comes by, she is a hottie.

I'd break in and look at it, scout it out. And no way they sell it for 105, offer 75 for it. :)

Its definitely going to need work, hard to tell without inside access. Dead wildlife would stink up the interior and probably require an interior gutting.

How about 75 of us each put in $1000 and then we all fly out there and pitch in to fix it up and make a buck!

Comps show value in the $150k range. AVM range is between $102k-$171k.
It's an older turn-of-the-century urban neighborhood west of downtown Des Moines known as Woodland Heights that has seen a lot of gentrification in recent years.
I couldn't dig up any prior sales record, so this might be an estate or probate sale. The listing mentioned possible short sale though, which usually means a foreclosure that the lender would be willing to sale at a deficiency.

I still don't think the price is good enough, nor would I buy it. With no interior access, you have no idea what could be inside. There could be dead bodies or a toxic meth lab for all the buyer could know. And you wouldn't be able to get any financing without an interior inspection for the lender either, so this would have to be a cash only transaction.

With the trash and dead wildlife aside, it isn't a bad deal. 4 bedrooms and 3 baths for $105 (if) in a nice neighborhood is a steal. Based on the age, I predict it is either in a so-so neighborhood or border line ghetto.

I dug up some more info:
The last sale was in '91.
The only mortgage showing is to a finance lender for $27k.

figure out how much it would cost to make it liveable/sellable, and if that plus the sale price is less than comps in the area... why not
my intuition is saying that the asking is still too high for the work/payoff

How much would construction on a house like that cost. I mean from scratch 4 bdrms 2 baths with average materials/appliances? I might be in the market this year for a place.

Yeah if I lived close enough to spend free time working on it, I sure would. The outside looks nice.
