Would it be wise to wait until Fall or Winter to buy a house?

Since Summer is almost over and home prices tend to be the highest from Spring to Summer. Also, the prices have moved up a lot since last year. Hopefully waiting it out for a couple of months will ease the pain of the high prices.

not unless you have crystal ball that will tell you what the going interest rate will be...

Right now is the best time to buy a house, since interest rates are at historical lows and house prices are also as low as they will ever get.

It's a buyer's market. In a seller's market, I would tend to agree with you OP, but right now it doesn't matter much when you buy.

If you buy to late in the year; you will lose the tax benefit for 2012

I think Spring and Summer are when a lot of people are buying so they can avoid switching their children's school in the middle of the school year. If someone is selling and trying to move to what would be a different school district or school zone then I would think this may be a good time to get them to negotiate the price with you.

this is what i was going to post. once the school year starts i don't think sellers with kids are as motivated to move quickly.

Really depends on the area. Here in Northern VA it definitely feels like a seller's markets. Nice properties have multiple bids and are going for list price or higher. Low inventory is really driving up prices.

The situation in Southern California is the same; inventory is extremely low compared to previous years and the low interest rates make buying affordable for a lot of people right now.

Definitely a seller's market until at least more shadow inventory starts spilling onto the market (which probably wont happen). Usually demand slows down after summer but that may not be the case this year.

It depends on where you live. If you live in the north you probably want to be indoors before it gets cold. If you live in the South you can just camp out all winter.

Same here in AZ.
