If your mom is handling the aunt's finances, the aunt may have no idea of how much her taxes & utilities are these days.

Talk with your mom, then with the aunt.

No matter what, you should also do thoughtful things for her, like minor repairs, improving the landscaping, etc.

You should tell your aunt that you know the amount she's asking won't even cover property taxes and utilities, and that you do not expect such a generous break on the rent. If she reconsiders, issue resolved. If she insists, be grateful for the discount and go out of your way to do thoughtful things for her, like minor repairs, improving the landscaping, etc.

Talk to her about it. Tell her your not comfortable with the deal and you'd like either: 1. to pay enough to cover her expenses, or 2. an explanation why you shouldn't.
