Well, I guess I should have been specific in that the offer was verbal. They offered $167,500 earlier today verbally and went to their lender/agent and just sent a letter for $165,00 with us paying all closing costs.

We just sent them a counter-offer with an increased price and our closing cost responsibility equaling the amount of the increase over the original offer.

God I hate these games.
 
My wife is a realtor. I hear stories like this all the time. Idiot agents who don't know WTF they are doing and worse, those who don't but think they do are the most annoying though. She's dealing with one like that right now on a deal.

Oh, and nothing is "agreed upon" until you have it on paper signed by both parties and even then it can still fall apart. Verbal doesn't mean jack.

So did I when I sold my house. I kicked ass and got more for it than I wanted 😀
 
While I'll agree it is low of them to lower the written offer, but come on, it's only at most $3,500. But that being said, it's very early since you've listed the house, so yeah, reject their offer and wait for the next one.

It wasn't just the $3,500 difference. It was them wanting us to pay ALL of the closing costs too (just under $5000). The minimum threshold we set was $166,500. That was in-line for what other houses like ours in the neighborhood sold for and cleared us enough money to pay off our HELOC and have money for downpayment on the new home.

That said, my wife got on the phone with them and negotiated back and forth. For some reason, they offered us $167,500 earlier today when they were approved for only $165,000!!! OY!! This is the kind of crap that drives me up the wall. They went back to their lendor and we worked out a deal for $168,500 with us paying $2000 towards closing and not putting new carpet in the upstairs.

Hopefully, it will stay this way now.

Mine's been on the market since August 2005, not one offer, and we've lowered the price by $20000 so far :|

At the time we went to sell, 27 other houses suddenly went up in the same neighborhood.

That completely sucks. That was part of the reason why we took our house off the market a couple of years ago. There was around 20 houses in our neighborhood up for sale too. There's only 5 or so now.

Haha 😛 Yeah, it didn't help that you had the same model home as us. On the bright side, since you moved and stopped shooting the rodents, my cat has doubled the number he's caught. :laugh:

Nothing is set in stone until you have a written and signed Sales Contract. Make sure to have them pay a non-refundable deposit.
 
Buyers asking for sellers concessions to the tune of the closing costs is standard practice, don't get upset, it's the game you play when you sell.
