  • 3 college girls who go to school and work, have a cat

  • 2 local strippers, have a kid

  • boyfriend/girlfriend with 2 kids (hers), their mother, and an unspayed yorkie

Strippers. With any luck they'll get behind on the rent and have to make other arrangements.

I was going to say that about the college girls, except they have a little less miles on them right now... but you have to act fast.
 
College girls that work and go to school. Sounds like they might be responsible and there are no kids, so the place is less likely to be trashed.
 
Strippers: you're much more likely to have drugs and sketchy people around the place.

Not necessarily, and the last thing many strippers would want is customers knowing where they live.

The bf/gf with mother and kid would be at the last of choices based on this list.

The possibility of daddy issues/abusive boyfriends is pretty strong with strippers, I would think.


The college girls will probably be a bit messy, but if they are working and going to school they sound pretty responsible.

Edit: Also you may get their parents to co-sign the lease for the little extra financial security.

Profiling people is not only douchey, but it can get you in trouble. If everything checks out on all three, then whoever puts a deposit down first gets it.

A landlord may reject prospective tenants based on a fair screening process that requires all tenants to undergo the same application process. A landlord may consider the following when screening a tenant:
Credit history
Income
History of nonpayment of rent
Prior bankruptcies
References
Some types of criminal convictions
Pets
 
Is there not a first-come first-served law with rental applications in your state?

IE you must consider the first applicant and either accept or deny before moving onto the second applicant.
 
The college girls. You're not getting laid by any of them, so get the ones that have the best chance of paying their rent on time and not causing any damage. The students have mommy and daddy paying their bills. All you get with the strippers is a meth habit and an ex-con boyfriend. If they had their lives in order enough to be trustworthy tenants they wouldn't be strippers.
 
Landlord here, college students (especially women) are some of the worst tenants you can have. They can very likely destroy the place if they are the wild and crazy party type.

If you do decide to rent to them, usually their personal income is quite lacking. Request their parents to co-sign, obvious 2-months full security deposit, and the key is to make your point clear from the beginning.

"If you think you are going to be having loud parties here every weekend, disturbing neighbors, damaging the property, and causing chaos, look else where." Stress the and describe the kind of tenant you are looking for in front of them.

College students are also often quite dirty. Make sure you make them sign a housing rules forum which states what level of cleanness is expected.

Me personally, I would wait for more applications to come in to give yourself more options. Do not rush yourself, you will save yourself a lot of headache if you can find a good tenant versus a bad one.
 
My preference is two gay guys.

They'll keep the place clean, won't be shitting out kids, but the house may smell funny.
 
As I property manager I won't accept anyone with a pet unless I absolutely have to. I probably wouldn't accept any of those options. Also, please look into your state's housing regulations and eviction procedures before you rent to someone. In some states you can't evict a tenant despite nonpayment of rent for many months and expensive attorney's fees.
And don't expect any kind of favors from tenants, ever. People are looking for a place to live, not a sugar daddy when they apply for an apartment. Doing anything even suggestive toward a tenant can get you sued.
 
The college girls and the family are out of the running IMO because of the pets.

And I'll have to admit, I'd be wary of the strippers too, unless they have great references.
 
Strippers. Since they have a kid, they are probably more sedate.
College girls are dirty and party.
In breeders are yucky.
