Which features are important to you when buying a house?

I'm in the market for my first house, and I need some help coming up with exactly what I want. I'm probably going to buy a townhouse, but any specific things you look for are welcome.

For me it starts with the neighborhood. The house can be perfect but if your neighborhood sucks it's like living in a great prison cell.

No HOA's, private parking, not on a main road, and for me as far out of the city as I could get were all priorities.

As for the house itself, we wanted a big yard and the more trees the better, and I wanted enough space that my wife and I could hang out in different parts of the house when we want and not be always right on top of each other all the time.
 

As the saying goes: location, location, location!

I'd want to understand development plans and zoning for empty land within a mile of a house under consideration. I'd be sizing up the rest of the neighborhood to see if the housing values will hold up over time. I'd be checking out the schools (even if you don't have kids, it'll be important when you sell). I'd be checking for traffic congestion and noise. I'd be looking for short, easy commute to work. I'd want short trips to places that I'd go frequently (grocery store, health club, etc.). I'd want the assessed value of my house to be below the median for the neighborhood.

whatever house you decide on...listen to this advice...from personal experience:

When the house inspector checks out your house, make sure you also go through it with a fine tooth comb. I didn't and my house inspector was crap...soooooo I missed somethings that while not HUGE, I regretted not catching earlier.
 
Windows on the south to southwest side of the house. Preferably kitchen windows.
I dislike homes with the garage on the sunny side of the house and cannot believe that idiots actually build homes that way.
 
I've never bought a house, but if I were in the market...

-close to work
-off street parking (pref. garage)
-walking distance to a grocery store (at least in the north east, it's a real life saver when you're out of groceries and don't want to drive to a megamart in the middle of a blizzard or dig out your car at 6 am on a sunday morning to grab the paper and a coffee)
-new (there's something to be said for character, but there's also something to be said for not buying a house whose electrical system was installed when light bulbs were new and exciting)
-huge living room (I never really grok'd houses with larger master bedrooms than living rooms/kitchens... those are the two rooms that I, and my friends, spend the most awake time in. all I really want in a bedroom is enough room for a king-sized bed and large enough for two people to simultaneously get dressed in)
 
I'm nowhere near ready to buy a house, but one thing I would like is to have someplace that is somewhat secluded, i.e. I don't want to be packed in to some block where you are in a row of 100 other houses that all look the same. Unfortunately it seems you need to pay nearly a million for a house like that around here.
