Where is AvP3?

A modern FPS has to be monumentally good looking in order to meet market demands (personally I dislike it, but it's a fact). That means you'll have to license a graphics engine, which is more cost tacked on to an already expensive development process. Most FPS games aren't designed with movie licensing fees included, so there's that to decrease profits. The first two games didn't sell that well and didn't receive the best reviews, so there's no guarantee that a third installment will fare any better (and there's a possibility that it will suck and not sell at all).

And finally, even if you do remake the first two games, you're not doing anything innovative; most of the cost in a FPS is now in the graphics department, and all you could really do is take the same game and update its graphics engine. It's the same games that didn't sell very well repackaged with better graphics; that's not exactly an exciting prospect to a game developer.

First, a successful dev team would not remake the first two games. They would use the same theme to give it that alien and predator feel to it, but the story would be very different and enjoyable.

Second, they did sell well so I don't see the kind of risk factor that you are talking about.
