When you sell your house, do you use 2 realtors [1 buy, 1 sell]?

We are looking to sell our house this August.

We were wondering if anyone could give us some insight. Do people usually use 2 different realtors for buying and selling?

We want someone familiar with our area for selling, but we are moving 30 miles away and would like a buyer familiar with the area we are moving to.

Also, when is the right time to start looking for a new house and when to get a realtor? We would like to be moving into a new home in September, what is the rule of thumb on when to start the process.

Thanks all,
ScAndal

I sold mine myself. Went to contract 30 days after listing. Cost me about $750 to list with FiSBO and get on the MLS. I couldn't see paying someone $6k to tell people about my house, I figure they'll have their own realtor.

It is your choice to use one or two.

Talk to the office selling your house to see if they are able to cover the area that you are looking for. If not, have them recommend some-one if possible.

Yea, But you had a pit with girls in it.
Pit's sell.

You only need one.

You might ask a couple (few) realtors come to your house and ask for suggestion on how to best sell your house and out of those pick the one you like.

I would like about 3 months to find a house.

Check your math.

One million would be $60K. 😎

I don't think it's really your choice. You can chose to have an agent list your house (I would since as a buyer, I don't trust FSBO as readily and found that FSBO sellers often have unrealistic delusions of the value of their property).
Otherwise, some buyers will have an agent representing them, some will deal directly with you or your agent (if you have one).

Oh...I was thinking of 3% (agents splitting the 6% commission)

Yep. 😀

We just bought our house last April. We used a different agent then the seller. Something about state law that the selling agent and purchasing agent cannot be the same person. The sellers agent would not look out for the buyers best interest. But the buying agent is still paid by the seller. If anyone understands this reasoning, please explain it real slow to me.

None at all to sell. WTF does an agent do that's worth several percent of the selling price? We sold one with no agent, as did my parents, neighbor, a couple friends of ours, and a couple guys I worked with. Nothing pleases me more than seeing all these homes sell by owner, one after another!

I just used one that I could really trust. It's easier to keep in touch with just one, and if you like your agent, he/she deserves both commisions.
