Including games, it would have to be Total Annihilation or maybe Gateway II: Homeworld (somewhere on my hard drive, haven't played it in a while).

Ultima Online, though it gets patches and new expansions fairly often, so don't know if that counts.

The oldest, unupdated app would probably be AutoCAD 2000. I don't use it that much, but whenever I want to plan something like furniture placement, or where I'd like to build a wall, I'll use it. I tried the latest autocad and I was not impressed. 2000 is just more user friendly and intuitive. 2009 (I think that's the latest) is very flaky and jumpy, and 3D stuff is messed up.

I know I can still run some DOS games with DOSbox, but most of them now have a Win95/98 version now, so its not an issue. Doom has Doom95, Duke 3D has a Win32 executable. Master of Orion 2 ran fine in DOS and Win95 right off the disc.

I wonder if I can get BASIC programs running. Would love some Nibbles right about now.
