Here it is on Google Maps. Looks like it's too small for a music or event venue, even if it had the amenities for either. There's actually very little available parking, even with the vet next door. Appears there was an antique shop there not long ago. That's the only sort of thing I think it could be used for, but those things are a dime a dozen in New England.

VR arcade.

Buy some Vive headsets & gaming computers. Have a Roomscale space to walk around, setup a bowed plank for Richie's Plank Experience, build a few different sittings setups using OpenWheeler's budget frames (HOTAS, flight sim, racing sim, etc.). New England gaming prices are crazy...just look at the success of Dave & Busters, Nomad's, Sonny's, & even stuff like Brownstone Park and Lake Compounce. Charge $10 or $20 for a 30-minute VR session. CtrlV's arcade is $20 CAD per hour of VR time:

Bed and Breakfast. Golf and beach/boating appear to be nearby. Do enough of that to pay the rent and use the rest of the place for your hobbies.

tbh, parking sometimes makes or breaks a store or restaurant visit for me. There are a couple awesome places nearby, but the parking spots are either limited, or awkward to get to, or cost money. I went to a restaurant in Hartford with zero parking & had to pay $10 to park that night...plus dinner. Yuck!

I'll agree any food type stuff would need to be a high customer turn over like a doughnut shop. There doesn't appear to be enough space & parking for any business that has customers in it for a long time.
Maybe a better idea is update it to a full bath & kitchen and rent it as an apartment.
