All those laws apply to people who pay rent. You're saying if I took in a homeless guy for a night, i'd be legally obligated to give him 30 days notice to get out of my house?

The law is simple.
If you took in a homeless guy, and he changed his mailing address to there and is still staying there when mail starts arriving for him, you can't just kick him out.

It matters not if they pay rent, or just sit on their ass the whole day.
If you let them stay there long enough to start getting mail there, you cannot just change the locks and throw them out.

I can't believe this is still going. If it is her place of residence, you have to go through eviction proceedings. All you kids living at home with mom, that don't understand how the law works, need to stop giving advice. Seriously.

Has she gone and changed her official address with the post office, the government, etc to list this place as her official residence? If not, change the locks and go about your business. She's just an out of town guest at this point and it's not her place so she has no rights to it.

Of course if she has changed official documents to say this is her place of residence, then there's probably more to it.

Just call a lawyer and ask them. They'll tell you for free in most places.
