You wonder why the dude is selling? :biggrin: Its cheap farmland country. 2k an acre or less. People from IL and MN come on in and build these behemoth houses as retirement or vacation homes and then promptly sell them.
About six miles from Lake Superior. Its more about the outdoor recreation and lifestyle than having a Starbucks around the (every) corner.

Around here you can get an 8000sq ft house on 200 acres for less than 2 million dollars.

edit: And who the fuck would buy a house like that and end up in a HOA. Why is there even a need for a HOA when you have more than an acre of land?

edit2: That is a pretty sweet house though. Definitely not your average cookie cutter McMansion. That's why the price/sq ft is so high.
