seems like a decent deal, ive seen quite a few for that price around where i live in OH. am LOLing at all the people who have to pay like 600$k for a decent house/lot

I'll never understand it either. Dumps I wouldn't allow my dog to live in were going for $400K in the Bay area in 1999 and who knows what they're going for now.

Housing prices make me sick. Stupid buying in 2008. Anyway, I hope it all works out. It's really cool to own a house.

I bought my current house towards the end of 2008 and scored a good deal when I played hardball with the sellers and walked away after they were being asses about my initial offer. Now, buying in 2006 at the height of the market would've been REALLY bad.
 
Very nice. It doesn't look like the whole 3 acres is mowed lawn and that's good. 1700 sqft. is a good amount especially for a single story.
 
If you don't mind me asking, what is it that you do that you can live in a rural area? I'd love to buy a bunch of property upstate, but the commute would be too much. Tech jobs are hard to come by in Mississippi.


Right now, we're not doing anything and probably won't for the next six months or so, except to buy a new boat and go fishing, work on the property, and generally hang out and drive the wife crazy. After that, who knows....we don't have to work.

My house was a foreclosure, that has a tax appraisal of over $100K, but that I was able to buy for $75K. 😎


Like you said, doesn't hurt to try, esp. when the broker we've hired says the place should go for no more than $69K......out in the wilderness, cut off from most civilization, so far out in the sticks that sunshine has to be trucked in. 🙂

But, what the heck. If the offer's refused, we'll bump it to probably $72.5K.

Why? Here's something funnier, she has 3 checks totalling $100K.....$65K, $20K, $15K. Wanted to be able to cover all proof-of-funds levels we'd probably face when putting in an offer for a house. Very few acceptable ways to provide proof of funds, and waving around a bank statement won't come close to satisfying that requirement.
 
UPDATE:

Offer was accepted today, but not the original offer. We threw out that $65K lowball offer hoping for a counter....then we'd have seen where they really were in lowest they'd take.

Found out that there'd been a previous offer made a week ago by another buyer (I know, oldest story in the book....), bank countered, buyer not heard from since, supposed to be arranging financing.

We put in offer, and since there already an offer on the property, the bank was gave me another shot at coming close to their counter they'd offered the other buyer--we are paying cash, after all, and that should give us a bit of a leg up.

We put in $75,500 offer.....$10K above our lowball and 10% below their current asking price. Looking at the pricing history of the property, 10% drop may have been seen in a month or two--it has been for sale since Apr. 2012, but who wants to live in Tiny Town, USA, esp. the rural south, near two good fishing/boating lakes? 😉

Of course, our purchase is entirely dependent upon the home inspection, pest inspection, mold inspection, title search and ability to obtain title insurance, any fault found with any of those allows us to walk away without penalty.

And our agent states the bank wants to close before the end of the month. OK by me.

So, I guess we've bought a house. From first viewing to occupancy in under 30 days. Amazing how quickly things can move along when paying with cash. 😉
 
Congrats. I closed on a cash deal a week ago and it was the same thing. Purchase agreement, deposit, inspection, then just bring a check to the closing.

Sooo much easier than doing it with a mortgage.
 
Thanks. Yep, it's how we sold our property here on the Cape, too. So darned easy, as long as the other party isn't a lunatic....as the buyer of our Cape property was. But she had the cash.

And it works out we're buying this new-to-us house for 57% of the original asking price of $132K. Imagine this housing market sucks for most, but quite nice in our instance.

Of course, the downside to living in a small, rural, Southern town is the horrible internet service. While I despise Cape Cod, the Comcast Xfinity internet was nice and fast. I'd routinely get around 70 down/12 up. The house we're contracting on is only served by Charter, which I've heard isn't as good as Comcast for customer service or speed---30 down, 4 up. At least it's faster than DSL, but only just. But they're offering internet, cable TV with HD and all the premium channels (HBO, Showtime, Cinemax, TMC, Starz, Encore), and phone for $130/mo. A 4 TV DVR costs an additional $20/mo. Not too shabby a deal but wish the internet was faster.

You can't forget that Comcast doubled their Internet speeds in the north-east to compete with FIOS. I also have Xfinity, and even though I'm on Blast (~$60 a month -- they recently raised my rates :\), I still only get 31/5. So, as unfortunate as it may seem, the Charter speeds that you're getting are probably about right for this area.

But the compromises to be made are worth it, in my opinion, to get a quieter and slower paced life, more privacy, more land, for less $$ than cities give.

I don't blame you there. I currently live in an apartment that's fairly close to a 55 MPH road. I barely hear traffic from it, but when I do, it's usually really loud -- typically a Harley or a ricer. It would be nice to not have to deal with that at all, but still have convenience. However, they're building up the area around me, which makes me wonder how long I'll keep my fairly quiet living.
 
Score! cheap nice houses are the best. My wife and I bought our house from her grandmothers estate when she died a few years back for $48K. 😀 its a great feeling not being house poor.

I just had my offer accepted on a house here ... was 223k in 2007 ... paying 153k + they are doing our closing costs.

Thx. Town is about what we wanted...which means has a real grocery store and close enough to someplace with some semi-decent stores, like that thing called a mall in Greenwood. Could be in a much worse spot.

I know, summer's coming. And all I can say is Thank Goodness!!! Get me out of here and back down to a place that can melt asphalt during the summer instead of a place that, when it hits 90F, starts crying about a heat wave. Of course, they do tolerate lots of snow up here, so gotta give them that.....

I want to be next (a house and/or wife) but even I am from the South of US, decent houses around here are not as cheap as the OP, so no all cash purchase, at least 20% down for sure.

Houses as the OP's specs would be about $150K or higher, at least $100K if it is in BFE.
 
Awesome deal! Also, 30/4 internet in the middle of nowhere is pretty good. My brother and his now-wife bought a condo some years back in Vaudreuil, which is about 25-30min drive to downtown Montreal. Not out in the country by any stretch. He was only able to get 1.5mbps DSL service for years. It was a pretty new development in that area, but still, just sayin. I'd be pretty happy with 30mbps internet outside the city! In fact, I live downtown and can't get more than 30mbps at this time unless I go with Videotron which is horribly overpriced or loop-bond two 25mbps DSL lines which would cost over $100/mo.

Congrats on the purchase, I'm sure it will be great!

The lakes are great (especially Jocassee) and the mountains are wonderful. We Close on April 5th......primarily pending the home inspection, which is scheduled for this Friday.



Cape Cod does not tolerate snow. It shuts down until it melts around Easter.

Well, consider my perspective. I grew up in GA and while I have lived in northern oriented states, MA, NJ, NoVA, I spent most of my life in non-snow areas.

So I am impressed by how quickly they get the main streets and business lots clear, at least up on the lower Cape....Wellfleet, in my case.

Upstate SC isn't my typical neck of the woods, as said just above, I grew up in Augusta, GA.

But I have fished Clark's Hill extensively as we summered every year there while I was growing up. Russell Lake, not so much; and Hartwell, never been on it, nor any other lake in that region. So, I imagine I'm going to have a bit of fun "playing" with discovery of the various lakes.
