Question Unsure about what cpu to upgrade in my gaming rig. Currently using i5-4460 3.2ghz

I was originally thinking getting an i5-8400 2.8ghz(177 pounds) but now I am considering i5-8600k 3.6ghz(273 pounds). I don't want to go too far with the price and would prefer sticking around the 200 mark but if I am convinced that paying more for a cpu is worth it then I can raise that slightly.
I want to achieve 144fps upcoming movies 1080p but I know that some games vary and I will by happy averaging 100fps in more graphically demanding games. I play all sorts mainly AAA fps but also singleplayer RPGs.
I am stuck between going for something that should (I think) do the job that is also a decent price or one that I can overclock and I presume is more future proof but also a lot more money.
I am upgrading other parts too so my rig will be/is:
2x8 GB DDR4 3000mhz RAM
Z370-A PRO mobo
GTX 980Ti

The difference in gaming between a i7-4790k at stock and any of the CPUs you mentioned is 5% to 10% and about 15% compared to the biggest CPUs out there at the moment.
So if you can find a cheap one and O/C it a bit there will be only a small difference,and you will still have high clock rates for all the bad games that need high single core performance.

Beyond that yes,O/C is always an important feature because there are a lot of games that only make use of very few cores.

Future proofing has hit a brick wall and it's name is consoles...

If you can find a 4790K at a reasonable price, that would be a good drop in upgrade.

If not, I'd go for the latest 390 board and 9600K chip.

The 9600K will go in the 370 board if the BIOS is new enough.

Seeing you mention AAA FPS games,assuming BF1 or BF5 is in the mix i would rather jump on a cheaper motherboard and i7 8700 non k then anything like a 9600k and Z370.Having had your chip,moving to a i5 8400 then on to the i7 8700 that i7 8700 demolishes BF1.The i5 8400 did pretty dang good but it could be pushed fairly hard in BF1/BF5 and felt more like a stop gag cpu more then anything i would use for a considerable time.

The i7 8700 non k and a cheap motherboard would prob cost even less then the 9600k and a z370. 4.3Ghz is attainable on all cores on a full load out of the box with a few clicks,believe me its gonna be the way to go.

IIRC, the i7-8700 throttles pretty easily with the stock heatsink, so you would probably need a better one.

Yeah i snagged a Cm 212 Black Edition RGB for mine.Have to make sure the motherboard does not overvolt on that turbo adjustment though.Mine was hitting 1.39v which is insane.Some get 4.3Ghz at under 1.21v.At 1.39v though the CM212 was hitting 85cel in Prime95 lol.Hits under 80cel currently at 1.2195v with that and well under 60cel in BF1 which pushes that cpu more then anything i currently do with it.

I may test the stock cooler though and see just how bad it is though,i wouldn't be surprised if most motherboards overvolt the cpu.

Personally with that GPU and motherboard I'd just go for the i5-8400 and pair it with something like the Hyper 212 evo cooler. Or perhaps wait for a sale and look into the 8700 non k? 8700 non K always seems to be overlooked but it's a very strong gaming cpu.

That's assuming you already have the other parts. Otherwise would look into a 4790k. Would go well with a 980ti.
