Tivo or replay TV, can either work without the subscription

If you can find an older Replay you don't have to pay the monthly fee. I think Tivo has a basic setup that will let you use it without paying the fee.
 
I've got the TW DVR....its not bad, and as long as I dont use it over 5 years then I'm saving money over a third party device. My friend just got a cheap Windows Media Center PC, and he's very pleased with it, especially since it doesnt require a subscription.

Yep, our ReplayTV 3060 (4 years old) works as a digital VCR with no monthly fees 🙂
 
You could also buid your own if you can build a pc. I bought a hardware tuner card and SageTV and it was pretty easy to setup. Plus if you build your own you can do other things like listen to your MP3 collection and stream media to other pc/laptops. Oh and there is no monthly fee. 😉

Most Tivo's now come with basic service included, so you can record up to three days in advance, as well as do pause, rewind, etc.
